Where is Cabo Roig?
Cabo Roig sits on the coast of Orihuela Costa, in the south of Alicante province. It lies between La Zenia to the north and Dehesa de Campoamor to the south, and is roughly 9.5 km south of Torrevieja.
The whole district is built around a rocky cape. A seafront promenade circles the headland and links the two main beaches, La Caleta and Cala Capitán, with the marina and yacht club.
Its neighbours are easy to reach on foot or by car: La Zenia for shopping, Campoamor for pine woods and wider sands, and La Regia just inland.
What is it like to live in Cabo Roig?
It feels residential rather than resort-like once you step away from the seafront. Broad avenues lined with palms and landscaped gardens are typical of the older part of Cabo Roig, and the district is built mainly with villas and houses, with far fewer apartment blocks than most of this coast.
The social centre is the Cabo Roig Strip. It is a commercial street packed with bars, restaurants and shops that stays busy late into the night, and it draws people from all over the area in summer.
Be honest with yourself about that. If you want quiet, buy a few streets back from the Strip. If you want to walk out to eat and hear music, buy close to it.
For daily life there is a supermarket at each end of the Strip and larger ones towards La Zenia. Zenia Boulevard, with over 150 shops, bars and restaurants, is about a five minute drive. Cabo Roig has a small Thursday market near the medical centre, much smaller than the Saturday market at Playa Flamenca.
There is a local health centre, with public and private hospitals in Torrevieja, plus Spanish state schools on the coast and international schools within a short drive.
How much does property cost in Cabo Roig?
At the time of writing (September 2026), our listings in Cabo Roig show a wide spread, because the area mixes modest apartments with large seafront villas.
- Apartments: from around €165,000, with most sitting between about €180,000 and €300,000. The middle of our apartment range is close to €230,000.
- Villas: the typical villa is around €1.25 million, with the very best front-line and large-plot homes reaching up to about €4.75 million.
- Overall: the mid-point across all our Cabo Roig homes is roughly €790,000, which tells you how villa-led this market is.
A typical home on our books here has four bedrooms and about 140 m² built. Around half have a private pool, and almost everything is resale rather than new build, simply because Cabo Roig was developed decades ago and has little land left.
If you want similar homes for less, look at Lomas de Cabo Roig or Altos de Campoamor a little further inland.
Budget for purchase costs on top. Resale property in the Valencian Community carries 9% transfer tax (ITP) from 1 June 2026, rising to 11% on the part above €1 million. New build is 10% IVA plus 1.4% stamp duty (AJD).
How far is Cabo Roig from the beach and the airport?
Most of Cabo Roig is within a 5 to 20 minute walk of the sea, and many villas near the cape are closer still. The two main beaches, La Caleta and Cala Capitán, are Blue Flag coves of fine sand, separated by cliffs and good for swimming and snorkelling.
For airports, both options are practical:
- Alicante-Elche (ALC): around 45 to 55 minutes by car.
- Región de Murcia (RMU, Corvera): around 35 to 45 minutes by car.
Buses run along the N-332 and towards La Zenia, but a car makes life much easier here, especially in winter.
Is Cabo Roig good for golf?
Yes, and that is one of the main reasons buyers choose it. Five well-known 18-hole courses are within a short drive: Villamartín, Las Ramblas, Real Club de Golf Campoamor, Lo Romero and Las Colinas Golf & Country Club.
The nearest three are only about 4 to 5 km away in a straight line, so roughly 10 minutes by road. Several of these courses sit within a 15 minute drive of Cabo Roig beach.
That means you can live by the sea and still play a different course most days of the week, without moving out to a golf urbanisation.
Who buys in Cabo Roig?
Cabo Roig attracts buyers who want an established address rather than a building site. We deal with British, Irish, Scandinavian, Belgian, Dutch, German and Polish clients here, plus Spanish families from Madrid and Murcia.
Broadly, there are three groups:
- Holiday-home buyers after a walkable apartment near the beach and the restaurants.
- Retirees and year-round residents who value the flat streets, the promenade and having a doctor, shops and golf close by.
- Villa buyers looking for a plot with a pool, sea views and privacy, often trading up from elsewhere on the coast.
Is Cabo Roig a good place to rent out?
It rents well by local standards. The combination of Blue Flag coves, the promenade and the Strip gives it a long summer season, and golf brings visitors in spring and autumn when many resorts go quiet.
Homes within walking distance of the beach and the restaurants let most easily, and a private or communal pool helps. Winter lets to northern Europeans are also common.
If you plan to let short-term, you need a tourist licence, and the rules in the Valencian Community have tightened in recent years. Check the position for a specific property before you commit.

Frequently asked questions
Is Cabo Roig noisy in summer?
The streets around the Strip are busy and loud late into the night in July and August. A few hundred metres back, the residential avenues are calm, so the exact location matters more than the area name.
Is Cabo Roig lively in winter?
It is much quieter, but not closed. Enough residents live here all year that supermarkets, bars, restaurants and the local market keep going through the winter.
What is the difference between Cabo Roig and Lomas de Cabo Roig?
Cabo Roig is the older coastal district around the headland and marina. Lomas de Cabo Roig is a newer residential area set slightly inland, where you generally get more space for your money but need to drive or walk further to the sea.
Are community fees high in Cabo Roig?
It depends entirely on the property. Apartments in complexes with pools and gardens carry monthly fees, while a detached villa on its own plot usually has little or no community charge. We give you the figure for each home before you make an offer.
Can I live in Cabo Roig without a car?
You can if you buy close to the Strip or the beach, where shops, restaurants and a health centre are within walking distance. For larger supermarkets, hospitals and golf, most residents find a car far more practical.
Is there much new build property in Cabo Roig?
Very little. The district was largely developed from the 1970s onwards and there is almost no free land, so nearly all sales are resale homes, some of them recently renovated.
