Why new build
A new home gives you more safety, lower bills and less work.
Spanish law protects you. 10 years on the structure, 3 years on installations and 1 year on finishes.
New homes follow the latest energy code. Most get an A or B label, so your bills stay low.
Buying off plan? By law, every payment you make before the keys is covered by a bank guarantee or insurance.
Everything is new: kitchen, bathrooms, wiring and pipes. No repairs and no surprises.
You choose the home, the floor and often the finishes. Nobody lived there before you.
Reserve, pay in stages during the build, and pay the rest at the keys. You get time to plan.
The rules are changing
In 2024 the EU passed new energy rules for buildings. They apply in Spain too.
In short: a new home needs an A. For older homes, E is the letter to watch.
From 2030 every new building must be zero-emission. On the new EU label scale that is an A.
The European Parliament first asked for at least E by 2030 and D by 2033. The final law sets a target per country instead. Spain must cut the energy use of its homes by 16% by 2030, mostly in homes with the worst labels, such as F and G. Spain has not fixed a letter yet.
Most new homes get an A or B label. They are ready for 2030 and for 2035.
Since 2020, every new home in Spain must be a nearly zero-energy building.
Every new building must be zero-emission. Spain must cut the energy use of its homes by 16%.
The cut must reach 20% to 22%.
Older homes will need upgrades such as insulation, windows and heating. A new build already meets the standard.

Spanish building law gives you 3 warranties. 10 years for structural defects, backed by a mandatory insurance policy. 3 years for defects in installations that affect how you live in the home. 1 year for finishes.
Yes. By law the developer must secure every payment you make before completion with a bank guarantee or an insurance policy. If the home is not delivered, you get your money back with interest.
You pay 10% VAT (IVA) on the price. Stamp duty (AJD) adds 1.2% to 1.5%, depending on the region. Notary, land registry and lawyer add about 1% to 2%. Plan for about 13% to 14% on top of the price.
Most developers ask for a reservation fee, then 30% to 50% in stages during the build. You pay the rest when you get the keys. Each development has its own payment plan.
Yes. Spanish banks usually lend non-residents 60% to 70% of the price. The mortgage starts when the home is finished and you sign the deed.
A home with an A or B label needs far less energy for heating and cooling. EU rules get stricter in 2030 and 2035. A new build already meets them, so you do not face upgrade costs.
