Where is Lomas de Cabo Roig?
Lomas de Cabo Roig is part of Orihuela Costa, in the south of Alicante province, on the stretch of coast known as Costa Blanca South. It lies on the inland side of the N-332 coast road, behind the seafront part of Cabo Roig.
The urbanisation sits roughly one kilometre inland from the Cabo Roig coastline, so the land rises slightly and many homes look out over rooftops, palms and golf country rather than straight out to sea. A few of the higher plots do catch a slice of the Mediterranean.
You are within a few minutes' drive of Cabo Roig itself, La Zenia to the north and Campoamor to the south. The AP-7 and A-7 motorways are close, which makes trips to Torrevieja, Murcia or Alicante simple.
What is it like to live in Lomas de Cabo Roig?
It is calmer than the seafront. Most of the area is made up of gated or semi-gated communities of villas and small apartment blocks, with shared pools, gardens and parking. Streets are wide and quiet, and many homes have a solarium or roof terrace.
Day-to-day shopping is easy. Small commercial centres nearby cover supermarkets, bars, pharmacies and hairdressers, and La Zenia Boulevard, with over 150 shops including Zara, Primark and Decathlon, is a short drive away. Cabo Roig also has a weekly street market on Thursdays.
For eating out, the Cabo Roig promenade and the well-known strip of restaurants and bars are minutes away, with Spanish, Italian, Asian and British options. In high summer the coast is busy; up here in the Lomas it stays noticeably quieter.
Practical things:
- Medical centres and clinics are spread across Orihuela Costa, with public and private care, and larger hospitals in Torrevieja and nearby San Javier that have multilingual staff.
- The public hospitals closest to this part of the coast are in Torrevieja and Los Arcos in San Javier, about 15 minutes by car.
- Families have a choice of Spanish state schools and established international schools in the area.
- Buses run along the N-332, but most residents here find a car far more practical.
How much does property cost in Lomas de Cabo Roig?
At the time of writing (September 2026), homes we are marketing in Lomas de Cabo Roig run from about €215,000 to just over €1.5 million. The median price is around €375,000, which reflects a good mix of apartments and villas.
- Apartments, penthouses and duplexes: typically around €280,000 to €300,000, with entry-level two and three-bedroom homes from roughly €215,000.
- Villas and detached houses: typically around €570,000, rising well beyond €1 million for the largest modern properties with big plots.
- Townhouses, quads and bungalows: usually between the two, often in the €250,000 to €400,000 range.
A typical home here has three bedrooms and about 110 m² built. Just under half of what we list comes with a pool, private or communal. Almost everything is resale rather than new build, so you are buying established homes with mature gardens, though new projects do appear from time to time.
For comparison, nearby villa areas such as Lomas de Don Juan and Altos de Campoamor sit at similar or higher levels, while apartments closer to the sea in Cabo Roig usually cost more per square metre.
How far is Lomas de Cabo Roig from the beach and the airport?
The nearest beaches are the two Blue Flag coves either side of the Cabo Roig headland. A renovated promenade runs for around two kilometres and links La Caleta and Cala Capitán, along low reddish cliffs with clear turquoise water. From the sand you can see the Cabo Roig watchtower, a protected monument built to warn of pirate raids.
From most of Lomas de Cabo Roig that is a 15 to 25 minute walk downhill, or three to five minutes by car. Campoamor and La Zenia beaches are only slightly further.
For flights:
- Región de Murcia (RMU, Corvera): around 35 to 45 minutes by car.
- Alicante-Elche (ALC): around 45 to 55 minutes by car, mostly on motorway.
Two airports within an hour is one of the practical reasons buyers choose this part of Orihuela Costa.
Is Lomas de Cabo Roig good for golf?
Yes, this is one of the better addresses on the coast for golfers. Four courses are within about five to ten minutes' drive, and a fifth is a little further inland.
- Villamartín Golf: 18 holes, par 72, about 6,132 metres, opened in 1972 to a Putman design. Its signature par-3 17th plays from an elevated tee over a ravine.
- Las Ramblas Golf and Real Club de Golf Campoamor: both within roughly 3 km as the crow flies.
- Las Colinas Golf & Country Club: repeatedly recognised among the best courses in Spain and Europe.
- Lo Romero Golf: a short drive south, useful for winter society golf.
You can play a different course every day of the week without a long journey, which is why so many owners here are golfers or have golfing visitors.
Who buys in Lomas de Cabo Roig, and does it rent out well?
Buyers are mainly international: British, Irish, Scandinavian, Belgian, Dutch, German and Polish, along with Spanish families from Madrid and Murcia. Some live here all year, many use their home for long winters and summer holidays.
It suits three groups in particular. Retired couples who want quiet streets and a pool but still want to walk to the beach. Families who want space, a garden and schools within reach. And golfers who want courses on the doorstep.
Holiday letting works well, mostly from spring to autumn, and golf visitors help fill spring and late autumn weeks. Three-bedroom homes with a pool, air conditioning and parking let most easily. If you plan to rent short-term, check the community rules and ask us about the Valencian tourist licence before you commit.
If you would like an honest view on a specific street or community, come and see us at our office in Cabo Roig, or browse the homes listed above and send us a message about any that interest you.
Frequently asked questions
What is the difference between Cabo Roig and Lomas de Cabo Roig?
Cabo Roig is the seafront area around the old watchtower, marina and restaurant strip. Lomas de Cabo Roig lies just inland of the N-332, on slightly higher ground, and is quieter and generally better value for the space you get.
How much are community fees here?
They vary by community, and depend on whether you share a pool, gardens, lifts and gated access. Detached villas on private plots often have low or no community fees, while apartment complexes with several pools cost more. We give you the exact figure for any property before you make an offer.
What taxes and costs should I budget on top of the price?
On a resale home in the Valencian Community the transfer tax (ITP) is 9%, rising to 11% on the part above €1 million from 1 June 2026. On a new build you pay 10% IVA plus 1.4% stamp duty (AJD). Add notary, land registry and legal fees on top.
Is it lively enough in winter?
There is a solid year-round international community, and the nearby commercial centres, golf clubhouses and Cabo Roig restaurants stay open through the winter. It is peaceful rather than busy from November to February, which most residents see as the point.
Do I need a car to live in Lomas de Cabo Roig?
You can manage without one if you are fit and happy to walk, as shops and the beach are within walking distance of much of the urbanisation. In practice almost everyone has a car, for golf, hospitals, the airport and bigger supermarkets.
How old are the properties, and should I expect to renovate?
Most homes here were built from the 1990s onwards, with some newer villas and a small number of new-build projects. Many resales have been updated already; where they have not, the usual work is kitchens, bathrooms and air conditioning rather than anything structural.
