Where is La Regia?
La Regia is a neighbourhood of Orihuela Costa, on the Costa Blanca South, in the province of Alicante.
Locally, Cabo Roig is usually described in two parts: the original urbanisation around the old tower by the sea, with La Regia and Lomas de Cabo Roig lying slightly further inland, on the other side of the N-332 coast road. La Zenia is the neighbour to the north.
The N-332 runs north to south through the area, with the AP-7 motorway close by for longer trips towards Murcia or Alicante. Orihuela, the municipal capital, is about 35 km inland, so town hall business and hospital visits usually mean a short drive.
What is it like to live in La Regia?
It is calm and largely residential. Streets are low-rise, with mature gardens, small gated communities, terraced and semi-detached homes and a scattering of detached villas.
You are not isolated, though. The bars and restaurants of the Cabo Roig strip and the shops of La Zenia are close, and many residents walk or cycle there. Numerous places to eat are also spread along the N-332 and the streets running off it.
Everyday practicalities are easy.
- Zenia Boulevard, one of the largest shopping centres in Alicante province, is a few minutes by car and includes a large Alcampo supermarket, Decathlon, Leroy Merlin and high street fashion brands.
- Local buses link the Orihuela Costa urbanisations, with routes towards Villamartín, Campoamor and Torrevieja hospital.
- Torrevieja, about 15 minutes north, adds a hospital, larger markets and year-round town services.
The area is genuinely international. Across the Orihuela municipality, a large share of residents are foreign nationals, and that share is much higher on the coast itself. Winter is quieter than August, but enough people live here all year for shops, bars and golf clubs to stay open.
How much does property cost in La Regia?
At the time of writing (September 2026), the homes we list in La Regia span a wide range, because the area mixes small apartments with substantial villas.
- Apartments: most sit between €175,000 and €200,000, with the typical two-bedroom around €179,000.
- Townhouses and quads: generally in the €200,000s to low €300,000s, depending on plot, condition and whether there is a private pool.
- Detached villas: from roughly €400,000 up to around €980,000 for the largest and best positioned.
The middle of our La Regia market is close to €255,000. A typical home here has two bedrooms and around 86 m² of built space, and about half of the properties we list have a pool, either private or communal.
La Regia is an established area, so almost everything sold is resale rather than new build. On a resale purchase in the Valencian Community, transfer tax (ITP) is 9%, rising to 11% on the portion above €1M from 1 June 2026. New build purchases carry 10% IVA plus 1.4% stamp duty (AJD) instead.
How far is La Regia from the beach and the airport?
The nearest beach is Cala Capitán, the cove between La Zenia and Cabo Roig. It holds a Blue Flag, has a small island (Isla del Carmen) just offshore, lifeguards and beach bars in season, plus parking and accessible facilities including an amphibious chair.
Depending on which street you are on, the walk down to the sand takes roughly 15 to 25 minutes, or a few minutes by car. From Cala Capitán a paved coastal path runs north towards Cala Bosque in La Zenia, and the Sendero Azul walkway heads south around the cape to La Caleta, Cabo Roig's beach, in about 25 minutes on foot.
For flights, Región de Murcia airport (Corvera) is the closer of the two at about 37 km in a straight line, usually around 35 to 45 minutes by car. Alicante-Elche airport is about 43 km straight-line, realistically 45 to 60 minutes depending on route and traffic.
Is La Regia good for golf?
Yes, and that is one of the main reasons buyers look here. Three well-known 18-hole courses are within a very short drive.
- Villamartín Golf, about 3 km away: 18 holes, par 72, designed by Robert (Paul) Putman and open since 1972. It is one of the oldest courses on the Costa Blanca and has hosted professional events.
- Las Ramblas Golf, about 4 km: opened in 1991, an 18-hole par 72 laid out between ravines, known for narrow fairways that reward accuracy.
- Real Club de Golf Campoamor, about 4 km: 18 holes, par 72, inaugurated in 1988 and set between sheltered valleys.
A little further out, Lo Romero and Las Colinas Golf & Country Club are both within about 7 km in a straight line. You can play a different course most days of the week without a long drive.
Who buys in La Regia, and does it rent out well?
Buyers here tend to be British, Scandinavian, Belgian, Dutch, German and Polish, split between full-time residents, retirees and families buying a holiday home they also let out.
The mix works well for both. Apartments at the lower end are among the more affordable ways into a walk-to-the-beach location near Cabo Roig, while the villas suit buyers who want space, privacy and a private pool without moving far from the sea.
For letting, the combination of Blue Flag beaches, the Cabo Roig strip, Zenia Boulevard and three golf courses gives a long season: families in summer, golfers and northern European visitors in spring and autumn. Holiday letting needs a tourist licence, so check the position on any specific property before you buy. Homes with a pool and a short walk to the beach are usually the easiest to fill.
If you would like a second opinion on a particular street or community, browse the homes above or call in to our office in Cabo Roig. We are happy to talk it through.
Frequently asked questions
Is La Regia part of Cabo Roig or La Zenia?
It is normally treated as part of Cabo Roig, lying inland of the N-332 alongside Lomas de Cabo Roig. It borders La Zenia, so some listings and residents describe it either way.
Are there new build homes in La Regia?
Very rarely. La Regia was built out decades ago, so the market is almost entirely resale. If you want new build, nearby areas such as Playa Flamenca and Los Dolses see more new development.
Do homes in La Regia have their own pool?
Around half of the properties we list here have a pool. Villas and some townhouses often have a private one, while apartments usually share a communal pool.
Can I manage in La Regia without a car?
You can walk to beaches, bars and shops, and local buses serve the Orihuela Costa urbanisations. Most residents still keep a car for bigger supermarket runs, golf and airport trips.
How big are the apartments in La Regia?
Two bedrooms and around 80 to 90 m² of built space is typical, often with a terrace or solarium. Larger three-bedroom units exist but are less common.
Does it get very busy in summer?
The beaches and the Cabo Roig strip are busy in July and August, and parking near the coast takes patience. The residential streets of La Regia itself stay comparatively quiet.
