Where is Altos de Campoamor?

Altos de Campoamor sits on the hillsides above and behind the Campoamor coast, in the southern part of Orihuela Costa. The name means "the heights of Campoamor", and the raised ground is the point: many homes look out over the golf country inland or catch a view towards the sea.

It belongs to the wider Campoamor area, which is the southernmost stretch of the Orihuela coastline before you reach Mil Palmeras and the Murcia border. The N-332 coast road runs between the heights and the beach, so getting down to the sand or the marina is a short drive rather than a walk for most properties here.

The neighbours are useful to know. Cabo Roig and La Regia lie a few minutes north along the coast, and the golf urbanisations around Las Ramblas Golf are just inland.

What is it like to live in Altos de Campoamor?

It is calm, green and residential. Campoamor is known for its pine trees, wide streets and large plots, and the higher ground keeps that feeling of space. Big villas on generous plots, wide streets and the characteristic pines are part of the local character.

This is not a nightlife area. Most days revolve around the pool, the golf course, the beach and a long lunch. For a supermarket run, a pharmacy or a bank you use the commercial centres nearby, and the larger shopping and restaurant choice of La Zenia and Cabo Roig is a short drive north.

One honest point: Campoamor keeps a strong Spanish presence alongside its international residents, which many buyers like. Unlike some other parts of this coastline, it has held on to much of its traditional Spanish character, partly because it is a popular second-home location for Spanish families. Winters are mild and quiet. July and August are busy, especially on the beaches.

Practical life is straightforward. The wider area has an established year-round multicultural community with clubs, charities and associations, and Orihuela town hall runs an office for the needs of its foreign residents.

How much does property cost in Altos de Campoamor?

At the time of writing (September 2026), our own listings here give a clear picture. This is a villa-led market with a small apartment segment underneath it, so the range is wide.

Around half of what we list here is new build, and about eight in ten homes have a private or communal pool. That mix matters when you compare prices: a brand new villa with its own pool and a plot on the heights is a different product from a resale apartment in an older block.

On buying costs, resale purchases in the Valencian Community carry transfer tax (ITP) at 9% (from 1 June 2026, 11% on the part above €1 million). New build is 10% IVA plus 1.4% stamp duty (AJD). Budget for notary, land registry and legal fees on top.

Is Altos de Campoamor good for golf?

Very. Five 18-hole courses sit within a short drive, which is one of the main reasons buyers look here rather than closer to the sea.

The closest, Real Club de Golf Campoamor, is the area's historic course. It opened in 1988, was inaugurated by HRH Don Juan de Borbón and was designed by Carmelo García Caselles. The 18-hole layout plays to a par of 72 over about 6,277 metres, set between two valleys ringed by low hills, which creates a microclimate that allows play all year.

In practice, that means you can play through the winter and be back home for lunch. Green fee and membership prices change each season, so check directly with the clubs.

How far is Altos de Campoamor from the beach and the airport?

Beach: the Campoamor beaches and the marina are a few minutes away by car. The marina sits between the two local beaches of La Glea and Barranco Rubio. Some homes on the heights are walkable to the coast, others are not, so always check the individual property.

Airports: Región de Murcia (RMU, Corvera) is about 35 km in a straight line, which is usually around 35 to 45 minutes by car. Alicante-Elche (ALC) is about 45 km straight-line, or roughly 45 to 60 minutes depending on traffic and the route.

Both airports are realistic for weekend visits, and having two of them is a genuine advantage for winter flight choice.

Who buys in Altos de Campoamor, and does it rent well?

Two groups dominate. The first is buyers looking for a large, private villa with a pool and a view, often British, Scandinavian, Belgian, Dutch or German, and often planning to spend most of the year here. The second is buyers after a simpler apartment near the beaches and golf, usually as a holiday base.

For rentals, the strengths are the beaches, the golf and the quiet setting. Summer demand for family villas with pools is strong, and golfers fill spring and autumn. Winter lets to longer-stay visitors are common across Orihuela Costa. Holiday rental in the Valencian Community needs a tourist licence, so ask us about the position for a specific property before you commit to a letting plan.

If you would like to talk it through, our office is in Cabo Roig, ten minutes up the coast: come in for a coffee, or browse the homes listed above.

Frequently asked questions

Is Altos de Campoamor the same as Lomas de Campoamor or Dehesa de Campoamor?

No, though they are close neighbours. Dehesa de Campoamor is the beachfront and marina area, Lomas de Campoamor is the large golf urbanisation inland, and Altos de Campoamor refers to the raised residential ground associated with Campoamor. In practice buyers use all three names loosely, so check the exact location on the map for any property.

Are the villas here mostly new or older?

It is a mix. At the time of writing, about half of our listings in the area are new build or recently completed, with the rest being resale homes of varying ages. Older villas often sit on bigger plots, while newer ones tend to be more energy efficient.

Do I need a car to live in Altos de Campoamor?

Realistically yes. The area is residential and spread out, and the beaches, shops and golf clubs are a short drive away rather than on the doorstep.

Are there community fees on villas?

Detached villas on private plots often have no community fee, or a small one for road and street lighting upkeep. Homes in gated developments or apartment blocks do pay community fees, which cover pools, gardens and sometimes security. We can give you the exact figure for any property you view.

Is it too quiet in winter?

Campoamor is calmer than La Zenia or Torrevieja out of season, but it is not empty. There is a permanent community here, and the nearby commercial centres and golf clubhouses stay open through the winter.

Can non-EU buyers purchase here?

Yes. Buyers from outside the EU, including the UK, can buy property in Spain without restriction. You will need a Spanish NIE number and a Spanish bank account, and non-EU citizens should check current visa rules for how long they may stay.
