Is Campoamor good for golf?

Golf is the reason most people first look at Campoamor. The area grew up around the Real Club de Golf Campoamor, and the course still sets the tone: wide streets, mature planting and houses that look onto fairways rather than main roads.

The 18-hole championship course opened in 1988 and was inaugurated by HRH Don Juan de Borbón, and it was designed by Carmelo García Caselles. A championship in his name is still held every August. It plays to a par 72 over roughly 6,200 to 6,300 metres, depending on the tees and the source you read.

The layout sits within the Dehesa de Campoamor across two connected valleys ringed by low hills, and that terrain gives it a sheltered microclimate that allows play all year. Fairways are generous with natural undulations and sea views, which suits mid-handicap players as much as low ones. Pines and orange trees line much of the round, the clubhouse serves Mediterranean and seafood dishes with a view over the coast, and there is a covered practice area and buggy hire.

What makes Campoamor unusual is how much else is within a short drive. Las Ramblas Golf is about 3 to 4 km away, with Lo Romero, Villamartín and Las Colinas Golf & Country Club all inside 6 km in a straight line. Most are 10 to 15 minutes by car.

Where is Campoamor?

Campoamor is part of Orihuela Costa, near its southern edge, on the Costa Blanca South. The N-332 coast road and the AP-7 motorway both run close by, so getting north to Torrevieja or south into Murcia is simple.

Campoamor beach lies around 4 km south of La Zenia. Cabo Roig is just up the coast, and Mil Palmeras is the next resort to the south. The hillside area of Altos de Campoamor sits inland of the beaches, with views back over the coast.

What is it like to live in Campoamor?

Quieter and greener than the busier parts of Orihuela Costa. Campoamor is mostly villas, low-rise apartment blocks and golf-side developments, with tree-lined roads and generous plots. There is no high-rise skyline here.

Day to day, you have the resort clubhouse, beach restaurants, small supermarkets and the marina. For bigger shopping, schools and medical care you drive a few minutes north within Orihuela Costa or into Pilar de la Horadada and Torrevieja. A car is genuinely useful.

It is calm in winter and busier in July and August, but the beaches are large enough to absorb it. Playa de la Glea is Orihuela Costa's biggest beach at 513 metres of waterline, and its size means it rarely feels crowded, even in high summer.

How much does property cost in Campoamor?

All figures below are from our own listings at the time of writing (September 2026), rounded. They are a guide, not a valuation.

Across all types, the middle of our Campoamor market sits close to €790,000, which tells you how villa-led this area is. A typical home we list here has three bedrooms and around 200 m² built, and close to half have a private pool. Almost everything is resale: new build is a small share of what comes up.

On costs, resale purchases in the Valencian Community carry ITP transfer tax at 9% (11% on the part above €1M from 1 June 2026). New build is 10% IVA plus 1.4% AJD stamp duty.

How far is Campoamor from the beach and the airport?

Most Campoamor homes are within a five to ten minute drive of the sand, and some seafront apartments are a short walk. The area has three beaches: Cala de Campoamor, Barranco Rubio and Playa de la Glea, all to Blue Flag standard. A raised walkway along the red cliffs at the northern end of La Glea links through to Aguamarina beach and its promenade.

At the southern end sits the marina, Puerto Deportivo Miguel Caballero, with 351 moorings.

For flights, Región de Murcia (RMU, Corvera) is the closer option, usually around 35 to 45 minutes by car. Alicante-Elche (ALC) is roughly 45 minutes to an hour, mostly on motorway.

Who buys in Campoamor, and does it rent well?

Buyers here tend to be golfers and second-home owners who want space and quiet: British, Scandinavian, Belgian, Dutch, German and Polish families are all well represented, alongside Spanish owners from Madrid and Murcia. Many are trading up from a first apartment elsewhere on the coast, or retiring and wanting a single-level villa with a pool.

For letting, Campoamor has two seasons that work: summer families drawn by the beaches, and autumn to spring golfers who book longer stays. Golf-side homes and properties with a pool and easy parking are the ones that tend to book best. Do check community rules and the Valencian tourist licence position before you count on holiday income.

If you would like to see any of the homes above, or just talk honestly about which part of Campoamor suits you, our office is in nearby Cabo Roig and we are happy to help.

Frequently asked questions

Do I have to be a golf club member to buy or live in Campoamor?

No. The course is open to visitors as well as members, so you can live here and pay green fees, or join if you play often.

Is Campoamor busy all year, or does it close down in winter?

It stays open. Golf brings steady visitors from autumn to spring, so the clubhouse and many restaurants keep trading, though it is noticeably quieter than in August.

Are there apartments in Campoamor, or is it only villas?

Both. Villas dominate the higher end, but there are low-rise apartment complexes and penthouses, including some within walking distance of the beach.

How much are community fees on a golf-side property?

They vary a lot by development, depending on whether there are shared pools, gardens and gated security. We can give you the exact annual figure for any home you are considering.

Can I walk to the beach from Campoamor golf?

Not comfortably from the course itself, as it sits inland of the coast. Most owners drive or cycle the short distance to La Glea or Aguamarina.

Is Campoamor a good choice if I want to live here full time?

Yes, if you are happy to drive for larger shops and appointments. It is quiet, green and well kept, with schools, health services and shopping centres a short drive north in Orihuela Costa.
