Where is Las Ramblas Golf?
Las Ramblas Golf sits in the southern half of Orihuela Costa, in the province of Alicante, just inland from the coast road between Cabo Roig and Campoamor.
The urbanisation wraps around the golf course itself, on rolling ground with pine woods and dry riverbeds. Many homes look out over fairways, hills or, from the higher plots, the Mediterranean.
It borders other green, low density areas such as Lomas de Campoamor and Altos de Campoamor, so the whole pocket feels calm and residential rather than built up.
What is the golf course at Las Ramblas like?
Las Ramblas is an 18 hole, par 72 course. It was designed by the Spanish architect José "Pepe" Gancedo and inaugurated in May 1991.
The name is the clue. The layout is carved into a landscape of natural ravines and watercourses, surrounded by dense Mediterranean pines, and it is not a test of distance but of accuracy. Two sources give the length as around 5,914 metres, so it is fairly short on paper and still hard on the card.
Expect blind tee shots, doglegs, elevated greens and real changes in level. Reviewers describe it as a long walk with plenty of elevation changes, which is why many players take a buggy.
What you get in return is scenery. Leafy pines frame the course and give shade in the warmer months, with glimpses of the sea from several holes.
Clubhouse and practice
There is a clubhouse with a restaurant, a pro shop, a driving range and practice greens, plus club, trolley and buggy hire. The restaurant is known for its panoramic terrace, visitors are welcome every day and advance booking is essential.
Is Las Ramblas a good base for golf holidays and golf living?
Yes, and that is the main reason people buy here. Within a few kilometres you can play Real Club de Golf Campoamor (under 2 km), Villamartín Golf (about 3 km), Las Colinas Golf & Country Club (around 6 km) and Lo Romero Golf (about 15 km). Vistabella Golf is about 15 km away.
That means four championship courses inside a ten minute drive, so a week of golf never repeats itself. The municipality of Orihuela has five established courses offering 90 holes in total.
Las Ramblas is the toughest of the local group for most players, so it suits golfers who enjoy thinking their way round. Higher handicappers often play it once for the views and spend the rest of the week on the flatter courses nearby.
What is it like to live on Las Ramblas Golf?
Quiet, green and spread out. Roads curve between fairways and pine slopes, and there is very little through traffic.
It is not a walk to the shops sort of place, so a car matters. The nearest everyday cluster of bars, restaurants, a supermarket and a pharmacy is the La Fuente commercial centre, roughly 1.5 km away, and the large Zenia Boulevard shopping centre is about five minutes by car.
Winter is sociable rather than shut down, because so many neighbours are golfers who stay for months at a time. Summer is busier, with holiday lets and families around the pools.
Points to weigh up honestly:
- Hilly ground means steps and slopes on some plots. Worth checking if mobility is a concern.
- You are a drive from the sand, not a stroll.
- Communities vary a lot, from small gated blocks with shared pools to detached villas on private plots.
How much does property cost in Las Ramblas Golf?
All figures are from our own listings at the time of writing (September 2026), and they change as homes sell.
- Apartments, penthouses and duplexes: from around €160,000, with the typical one close to €235,000.
- Villas: the typical villa sits around €635,000, with the largest reaching about €1.1 million.
- Across all types: the middle of the market is around €335,000.
A typical home here has three bedrooms and about 104 m² built. Roughly a third of our listings have a private pool, and the rest usually share a community pool.
Almost everything for sale is resale rather than new build, which is normal for an established 1990s resort. Mature gardens and large terraces are part of the appeal.
On costs: resale purchases in the Valencian Community carry 9% transfer tax (ITP), rising to 11% on the portion above €1 million from 1 June 2026. New build is 10% IVA plus 1.4% stamp duty (AJD).
If your budget is closer to the entry end, it is worth comparing Las Filipinas, and if you want to be nearer the sea, look at Campoamor.
How far is Las Ramblas from the beach and the airport?
The nearest Blue Flag beaches, at Campoamor, Cabo Roig and La Zenia, are roughly 3 to 5 km away, so five to ten minutes by car. Campoamor also has a marina with beach restaurants.
For flights, Región de Murcia airport (RMU, Corvera) is the closer of the two, around 30 to 40 minutes by car. Alicante-Elche airport (ALC) takes roughly 45 minutes to an hour, mostly on the AP-7 or N-332.
Hospitals, large supermarkets and international schools are all within the wider Orihuela Costa and Torrevieja area.
Who buys in Las Ramblas Golf, and does it rent out well?
Buyers are mostly Northern European: British, Scandinavian, Belgian, Dutch, German and Polish. Some live here all year, many spend the autumn and spring months here, and a few buy purely to let.
For letting, the golf calendar is the strength. Demand runs well beyond July and August, because golfers come from October to May, and a three bedroom home close to the first tee has a clear story to tell.
Do check the community rules and the regional tourist licence position before you count on short term rental income. Long winter lets are the simpler route for many owners.

Frequently asked questions
Do I have to be a golf club member to own a home on Las Ramblas Golf?
No. Owning here gives you no automatic membership, and the course is open to visiting players who book a tee time. Membership and green fee options are arranged directly with the club.
Are the homes on Las Ramblas Golf right on the fairways?
Some are, with terraces looking straight onto the course, while others sit on the pine slopes with valley or sea views. Frontline golf homes are less common and usually cost more.
Can I live here without a car?
It is possible but awkward. The nearest shops and restaurants are a little over a kilometre away and the ground is hilly, so most residents keep a car or use taxis.
What are the running costs of a home here?
Expect community fees for shared pools and gardens, the annual IBI council tax, rubbish charges and utilities. Villas on private plots often have no community fee but higher pool and garden upkeep.
Is Las Ramblas Golf busy in summer?
Busier than in winter, mainly with holiday visitors, but it stays far quieter than the beachfront areas of Orihuela Costa because it is set back from the coast.
Is it a good area for families with children?
It works for families who want space and safe, quiet streets, though schools and children's activities are a short drive away in the wider Orihuela Costa and Torrevieja area.
