Los Balcones is a large residential neighbourhood on the south-western edge of Torrevieja, set on gentle hills beside the big Torrevieja salt lake and about 3 km from the town centre. It is a quiet, mostly resale area of villas, townhouses and low-rise apartment blocks, with the regional hospital, shops and bars close by. At the time of writing (September 2026) our homes here run from around €235,000 for an apartment to over €1.2 million for a large hillside villa, with the typical property around €360,000.

Where is Los Balcones?

Los Balcones sits on the south-western side of Torrevieja, in the province of Alicante, on the Costa Blanca South. Torrevieja town centre is about 3 km away, and the neighbourhood is counted as part of the city.

It lies roughly 3 kilometres south-west of Torrevieja and is treated as a neighbourhood of the municipality itself. It also sits between Torrevieja and Punta Prima, on the back road towards La Zenia.

That puts it on the border between Torrevieja and Orihuela Costa. You can be in the shops and markets of Torrevieja in a few minutes, or heading south to the Orihuela Costa beaches and golf just as quickly.

The other big landmark is water. The area sits on the shore of the pink salt lake, a little back from the sea and the beaches. The main CV-95 road runs through the neighbourhood, and the N-332 and AP-7 are both easy to reach.

What is it like to live in Los Balcones?

It is calm and residential, and it works all year round. Many owners live here full time, which means the shops and bars stay open in winter rather than closing down in October.

The land rises away from the lake, so a lot of homes look out over the salinas towards the sea. On the far side of the main road the ground climbs in a series of hills, where larger villas sit next to more modest villas, bungalows and townhouses, and the views over the salt lake to the sea can be very good. The strip nearer the lake is flatter, with townhouses, quads and bungalows, plus gated communities that include communal pools, parks and tennis courts.

Day-to-day life is easy without a long drive. The urbanisation has supermarkets, pharmacies, banks, sports facilities, hardware shops and a good number of local bars, cafés and restaurants. There is also a long public park through the middle of the neighbourhood with a children's playground, sports courts and a fenced dog area.

Healthcare is the practical draw. Torrevieja University Hospital, one of the most modern in the region, stands on the edge of the neighbourhood. For buyers in their sixties and seventies that matters, and it also makes the area easy to let and easy to resell.

Two honest points. You will want a car or the bus for the beach, and the neighbourhood is spread out, so check how far your street really is from the shops before you buy. Local buses do serve the area, including a line between Torrevieja and Los Balcones and a service from the hospital to the Zenia Boulevard shopping centre.

How much does property cost in Los Balcones?

Prices below come from our own listings at the time of writing (September 2026). They are a snapshot, not a valuation, and the mix changes week by week.

Around six in ten of our homes here have a pool, private or communal. Almost everything is resale rather than new build, which is normal for an established area like this: gardens are grown in, and you can see exactly what you are buying.

On costs, resale purchases in the Valencian Community carry transfer tax (ITP) of 9%, rising to 11% on the part of the price above €1 million from 1 June 2026. New build is 10% IVA plus 1.4% stamp duty (AJD). Budget separately for notary, land registry and legal fees.

How far is Los Balcones from the beach and the airport?

Los Balcones is inland, so there is no beach inside the urbanisation. The nearest Blue Flag beach is at Punta Prima, about 2 kilometres away, and Torrevieja's own beaches are close too.

In practice that is a five to ten minute drive to sand, depending on your street and the traffic. The closest beaches are Los Náufragos, Punta Prima and the small coves nearby. La Mata, further north, is the longest beach in the municipality.

Is Los Balcones good for golf?

Yes, and you do not need to live on a course to play. Villamartín Golf is the closest, roughly 3 km away in a straight line and only a few minutes by car. Real Club de Golf Campoamor and Las Ramblas Golf are both within about 5 to 7 km.

Las Colinas Golf & Country Club, one of the most highly rated courses in Spain, is around 8 km away. Inland you have Lo Romero, La Marquesa at Ciudad Quesada, Vistabella and La Finca at Algorfa, all within about 12 km as the crow flies.

That means eight courses inside a short drive. Golfers who want the course on the doorstep sometimes prefer La Ciñuelica and Villa Rosa or the Villamartín side, but Los Balcones gives you the same golf with more space and, often, better views.

Who buys in Los Balcones, and is it good for renting out?

Buyers here are a mix. British, Scandinavian, Belgian, Dutch, German and Polish owners all live in the neighbourhood, alongside a solid Spanish population, which is part of what keeps it feeling like a real place rather than a holiday park.

It tends to suit three groups: retirees who want level ground, shops and the hospital nearby; families who need space and a school run they can drive; and owners trading up to a villa with a pool and a view. Several international schools, including El Limonar, are within a short drive.

For letting, the year-round amenities and the hospital help. Winter and shoulder-season demand is genuinely better here than in purely seasonal beach pockets, though peak summer weeks still pay best. If you want to be closer to the sea for holiday lets, compare Los Altos or La Siesta before deciding. Always check the community rules and the Valencian tourist licence position before you count on holiday income.

Frequently asked questions

Are there sea views from Los Balcones?

Many of the higher properties look across the salt lake towards the Mediterranean, and some solariums have clear sea views. Homes on the flatter side near the lake usually do not, so always check the view from the actual terrace.

Is Los Balcones quiet in winter?

It is quiet but not empty. A large share of residents live here permanently, so local shops, bars and the bus routes keep running through the winter months.

Can I manage without a car?

You can manage for shopping, as supermarkets, pharmacies and restaurants are inside the neighbourhood. For the beach, the town centre or Zenia Boulevard, most people use a car, and there are local bus routes and a taxi rank by the hospital.

Are the homes here mostly old?

The area has been built up over several decades, so stock ranges from 1980s and 1990s villas to recent townhouses and apartment complexes. At the time of writing our listings here are all resale, so condition varies and a survey is worth the money.

What are community fees like?

Detached villas with their own pool often have no community fee at all. Gated complexes with pools, gardens and sports facilities charge an annual fee, and we can give you the exact figure for any home before you make an offer.

How does Los Balcones compare with the Orihuela Costa urbanisations?

Los Balcones is generally larger-plot, more Spanish in feel and further from the sea, while places like La Florida or Punta Prima are closer to the beach and more holiday-focused. Many buyers look at both and choose on view, space and price per square metre.
