Punta Prima is a coastal neighbourhood at the northern end of Orihuela Costa (Alicante), right on the boundary with Torrevieja, built around a small sandy beach and a string of rocky coves. It suits buyers who want to walk to the sea, the shops and a real town rather than rely on a car. At the time of writing (September 2026), our Punta Prima listings run from about €149,000 for an apartment to around €900,000 for the best villas, with a middle point close to €285,000.

Where is Punta Prima?

Punta Prima is the most northerly part of Orihuela Costa, in the province of Alicante, on the Costa Blanca South. It borders the municipality of Torrevieja, so the town and its services are only minutes away by car, bus or bike.

The N-332 coast road runs behind the urbanisation, and the AP-7 motorway junction beside Zenia Boulevard gives quick access north and south. Getting in and out is simple, even in high summer.

Its neighbours to the south are La Zenia and Playa Flamenca. Inland you find quieter residential pockets such as La Ciñuelica and Villa Rosa.

What is it like to live in Punta Prima?

Punta Prima is mostly low and mid-rise apartment blocks and townhouses, with gardens, communal pools and a scattering of older villas. Roughly half the homes we list here come with a pool, either private or communal.

Day to day life is walkable. There is a commercial strip running parallel to the N-332 with shops, cafés, bars, restaurants, banks and a pharmacy, and supermarkets are close at hand. Local buses connect the area with Torrevieja.

Because it sits against a working Spanish town rather than in the middle of holiday urbanisations, Punta Prima stays reasonably busy in winter. You will hear English, Spanish, Swedish, Norwegian, Dutch and Polish in the same café.

For bigger shopping, Zenia Boulevard is a short drive south and the Habaneras centre in Torrevieja a short drive north. The Saturday street market at Playa Flamenca is a weekly fixture for many residents, and Torrevieja holds its own large market on Fridays.

Healthcare is a real advantage: Hospital Universitario de Torrevieja is only a few kilometres away, closer than from most other parts of the coast.

How much does property cost in Punta Prima?

All figures below come from our own listings at the time of writing (September 2026). They are asking prices, and they move with the market.

A typical home here is a two-bedroom property of about 83 m² built. Almost everything on the market is resale: new build is rare in Punta Prima, because the area was largely built out years ago.

On buying costs, resale purchases in the Valencian Community carry transfer tax (ITP) of 9%, rising to 11% on the part of the price above €1 million from 1 June 2026. New build is 10% IVA plus 1.4% stamp duty (AJD).

How far is Punta Prima from the beach and the airport?

Most homes in Punta Prima are within a 5 to 15 minute walk of the sea. The beach itself, Playa de Punta Prima, is small: about 234 metres of sand in a sheltered bay, with a lift for step-free access, lifeguards in season and a beach bar. It holds Blue Flag and Q for Tourism Quality certification.

South of the sand the coast breaks into rocky coves that are popular with fishermen, snorkellers and dog walkers. A coastal path runs from here all the way down the Orihuela Costa beaches to Dehesa de Campoamor, which makes for a fine morning walk or cycle.

If you want wide, filtered sand, La Zenia is a few minutes away by car.

By air, Alicante-Elche (ALC) is around 45 minutes to an hour by road, and Región de Murcia (RMU, Corvera) is a similar drive. Both are easy enough for weekend visits.

Is Punta Prima good for golf?

Yes, without living on a fairway. Villamartín Golf is only about 3 km away in a straight line, a short drive inland, and Real Club de Golf Campoamor and Las Ramblas Golf are both within around 10 minutes by car.

Las Colinas Golf & Country Club and Lo Romero Golf are a little further, and Vistabella, La Marquesa and La Finca sit within a half-hour drive inland. That gives you eight courses in comfortable reach.

For many buyers this is the ideal balance: a beach address, with golf as a car journey rather than a view from the terrace.

Who buys in Punta Prima, and does it rent out well?

Buyers here tend to be people who want to walk to things. Retired and semi-retired British, Scandinavian, Belgian, Dutch, German and Polish owners are the core, alongside younger families and remote workers who like being close to Torrevieja's services.

Budgets are broad. Someone downsizing from northern Europe can buy a two-bedroom apartment with a communal pool, while larger budgets buy detached villas near the coves.

For letting, the season is long. Beach proximity plus walkable bars and shops works for summer holiday lets, and the mild winters bring long-stay tenants from October to March, a market Torrevieja and Orihuela Costa have served for decades. Ground floors with terraces and penthouses with sea views are usually the easiest to fill.

Frequently asked questions

Is Punta Prima in Torrevieja or Orihuela?

The part we sell is in Orihuela Costa, within the municipality of Orihuela, and it borders Torrevieja. The name is used loosely on both sides of the boundary, so always check which town hall a property belongs to, as it affects local taxes and rubbish charges.

Can you manage in Punta Prima without a car?

It is one of the better places on this coast for car-free living, with shops, bars, the beach and a bus route to Torrevieja all within walking distance. You will still want a car for golf, inland trips and big supermarket runs.

Is Punta Prima quiet in winter?

It is calmer than in August, but not shuttered. Being next to Torrevieja means many bars, shops and medical services stay open all year.

Are the homes in Punta Prima mostly older?

Yes. Most of the area was built from the 1970s onward, so nearly everything on the market is resale. Many apartments have been renovated, and we can tell you the build year and condition of any home you are considering.

What are community fees like?

Almost every apartment complex with gardens, lifts and a pool charges a community fee, billed monthly or quarterly. Villas with no shared facilities may have none. We will give you the exact figure for any property before you make an offer.

Is the beach suitable for children and dogs?

The main sandy bay has lifeguards and step-free access in season, which suits families, while the coves to the south are rockier and popular with dog walkers and snorkellers. Note that one southern stretch is used by naturists, so the northern end is the better choice with children.
