Where is Los Altos?
Los Altos is part of Orihuela Costa, in the municipality of Orihuela, province of Alicante. It is easy to confuse with Torrevieja, because the town border is very close, but the area itself belongs to Orihuela Costa.
It sits between Punta Prima, La Florida and Villamartín, and the name comes from its slightly elevated position compared with the coastal strip. That extra height gives some homes open views and a bit more breeze.
The sea is a short drive away, roughly 5 to 10 minutes depending on where in the area you are. Neighbouring areas worth comparing are La Florida next door and Playa Flamenca to the south.
What is it like to live in Los Altos?
It is quiet, practical and lived in all year. Los Altos is primarily residential: not a traditional Spanish village with a central plaza, and not a high-rise seafront strip, but a collection of urbanisations with townhouses, villas and low-rise apartment blocks built over the past few decades.
Day to day shopping is close by. The area sits next to La Florida and has local supermarkets, a bus service and commercial centres, including Via Park III and V, with bars, restaurants and small services. There is also an indoor market for fresh fish, meat, fruit and vegetables.
For bigger errands you have Torrevieja town and the Zenia Boulevard shopping centre, both a short drive away. Torrevieja gives you larger supermarkets, healthcare and the marina, and the town's main open-air market runs on Fridays, about ten minutes by car.
The climate is the other daily fact of life here: the coast enjoys over 300 days of sunshine a year, with mild winters and warm summers.
How much does property cost in Los Altos?
At the time of writing (September 2026), our own Los Altos listings give a fair picture of the market:
- Apartments: from around €180,000, with the middle of the apartment market near €350,000. Newer, larger and better placed apartments sit at the top of that range.
- Bungalows and townhouses: usually between the entry-level apartments and the villas, often in the €200,000s to €300,000s.
- Villas: typically around €750,000, with the highest asking price just over €800,000.
A typical home on our books here has two bedrooms and about 80 m² built. Roughly four in five come with a pool, private or communal, and about half are new build rather than resale. That mix is why the average apartment figure looks higher than the entry price: modern key-ready homes pull it up.
On buying costs, resale purchases in the Valencian Community carry 9% transfer tax (ITP), rising to 11% on the part above €1M from 1 June 2026. New build is 10% IVA plus 1.4% stamp duty (AJD). Budget legal and notary fees on top.
How far is Los Altos from the beach and the airport?
The nearest beaches are those of northern Orihuela Costa and Torrevieja. Punta Prima, Playa Flamenca and La Zenia are all around ten minutes away, and most of the Orihuela Costa beaches hold Blue Flag status. Some parts of the area are walkable to the sea for the energetic, but most residents drive or take the bus.
For airports, plan on:
- Alicante-Elche (ALC): around 45 minutes by car.
- Región de Murcia (RMU, Corvera): around 35 to 45 minutes by car.
Having two airports within an hour is one of the main reasons buyers choose this part of the coast, especially owners who fly in and out often.
Is Los Altos good for golf?
Yes, and that is a big part of the appeal. Villamartín Golf is the closest course, under 3 km away in a straight line, so a few minutes by car. Real Club de Golf Campoamor and Las Ramblas Golf are both within about 5 to 6 km, and Las Colinas Golf & Country Club, one of the best rated courses in Spain, is around 7 km.
Widen the circle to 15 km and you add Lo Romero, La Marquesa, Vistabella and La Finca. Orihuela Costa itself is served by several well known clubs, including Villamartín, Las Ramblas, Campoamor and Las Colinas. If you play twice a week, you can do so without ever driving far.
Who buys in Los Altos, and is it good for renting out?
Buyers here are mostly international: British, Scandinavian, Belgian, Dutch, German and Polish, alongside Spanish owners. Orihuela Costa is a newer, very international area with low-rise property, a solid year-round population and amenities open all year.
Three groups do well in Los Altos:
- Retirees and long-stay owners who want quiet streets, a pool and easy parking.
- Golfers who prefer to be near the courses rather than on the seafront.
- Holiday-home buyers looking for more space and a lower price than the beachfront areas.
For letting, the season is long but not year-round for tourists. Apartments with a communal pool, air conditioning and parking rent best in summer, while villas and well-heated homes appeal to winter visitors from northern Europe. Do check community rules and the Valencian tourist licence position before you count on short-term income. Buyers often compare Los Altos with La Ciñuelica and Villa Rosa or, over the town border, Los Balcones.
If you would like an honest view on a specific street or complex, our office is in Cabo Roig, ten minutes away, so do get in touch or browse the homes listed above.
