La Marquesa Golf is a golf and residential area in Rojales, on the Costa Blanca South, built around one of the oldest 18-hole courses in the province. Homes here are mostly detached villas with pools, set on quiet streets around the fairways and a few minutes from the shops and restaurants of Ciudad Quesada. At the time of writing (September 2026) our listings here start close to €200,000 for an apartment, with most villas between about €450,000 and €900,000.

Where is La Marquesa Golf?

La Marquesa Golf sits inland in the municipality of Rojales, in the south of Alicante province. It forms part of the wider Ciudad Quesada area, the large residential development that grew up around the course.

The setting is a broad, flat valley with low hills on either side. You are close to the Segura river, the old centre of Rojales and the beaches of Guardamar del Segura, without being on the coast itself.

Homes described as La Marquesa are spread along and around the golf course and the streets that feed into it. Depending on the street, the clubhouse is a short walk or a two to three minute drive.

What is the La Marquesa golf course like?

It is an 18-hole, par-72 course of around 6,000 metres. The club was founded and designed in 1989 by Justo Quesada, originally as Quesada Golf Club, and it is one of the longest-established courses on the Costa Blanca.

The character is friendly rather than punishing. Fairways are wide, the ground is gently rolling with no long climbs, and thousands of palm trees line the holes. Bunkers, streams and two lakes still make you think, so most players use every club in the bag.

The best-known hole is a short par 3 played to a green ringed by water, modelled on the famous 17th at TPC Sawgrass. It is the hole visitors talk about afterwards, for better or worse.

On the practice side there is a driving range, putting and chipping areas and a golf academy with lessons for beginners and improvers. The clubhouse has a restaurant and bar, a pro shop, changing rooms and club, trolley and buggy hire. Miguel Ángel Jiménez is an honorary member of the club.

For variety, La Finca Golf in Algorfa is around 8 km away and Vistabella Golf about 11 km, so three courses sit within a 15 to 20 minute drive.

What is it like to live at La Marquesa Golf?

It is quiet, green and residential. Streets are wide, plots are generous and most houses have their own pool, so it feels more like a suburb than a holiday resort.

Day-to-day life happens in Ciudad Quesada. The main street has supermarkets, banks, pharmacies, bars and a long list of restaurants: Spanish, Italian, Indian, Chinese and more. Medical centres and schools serve the area, and the clubhouse itself is a social hub with a menu del día and terrace tables looking over the course.

Rojales town, a few minutes away, gives you the Spanish side of life: a weekly street market, an indoor food market, riverside walks, the old waterwheel and the cave houses in the hills. There is also a summer water park nearby, which helps if grandchildren visit.

Unlike some purely seasonal urbanisations, this area stays busy through the winter. Golf, walking and cycling all work well in January here.

How much does property cost at La Marquesa Golf?

The stock is villa-led. A typical home we sell here has four bedrooms and around 185 m² built, and roughly seven in ten come with a private pool. Close to half of what we list is new build, either just finished or under construction, so you can often choose between a modern key-ready villa and an older resale on a bigger plot.

Budget for purchase costs on top of the price. On a resale in the Valencian Community, transfer tax (ITP) is 9% (11% on the part above €1 million, from 1 June 2026). On a new build you pay 10% IVA plus 1.4% stamp duty (AJD).

If your budget is tighter, nearby Doña Pepa and Benijófar tend to offer smaller houses and townhouses at lower prices.

How far is La Marquesa Golf from the beach and the airport?

The nearest coast is Guardamar del Segura, with wide sandy beaches backed by pine woods and dunes. It is usually a 10 to 15 minute drive. Torrevieja and La Mata are only a little further.

Alicante-Elche airport (ALC) is about 26 km away in a straight line, which in practice means roughly 30 to 40 minutes by car. Región de Murcia airport (RMU, Corvera) is around 75 km away, or about 55 to 65 minutes.

A car is the sensible choice here. Most things are 5 to 15 minutes away, but they are not all walkable.

Who buys at La Marquesa Golf, and does it rent well?

Buyers are a mix of nationalities: British, Scandinavian, Belgian, Dutch, German and Polish, alongside Spanish owners. Many are golfers, retired or semi-retired, looking for a detached house with a pool and a course on the doorstep.

It also works for families and for people who now spend part of the year working from Spain, thanks to the schools, shops and everyday services close by.

For letting, the golf is the main draw. Winter golf breaks fill weeks that coastal apartments struggle to sell, so villas with a pool, heating and good wifi can let across a longer season than the July and August peak. You will need a Valencian tourist licence for short holiday lets, and results depend heavily on the house itself.

Frequently asked questions

Are there community fees on the La Marquesa golf urbanisation?

Detached villas on open streets often have no community fee at all, or only a small one. Apartments and gated complexes do have monthly fees covering pool, gardens and shared areas, so always ask for the exact figure before you offer.

Do I have to join the golf club to live here?

No. Living beside the course gives you no obligation to join, and you can simply pay green fees when you play. Membership options are worth asking the club about directly if you plan to play weekly.

Is living next to a fairway noisy or risky?

It is generally very quiet, with play finishing in the early evening. Stray balls are a real consideration on some plots, so we will tell you honestly which side of a hole a house sits on and whether it has netting or planting for protection.

Is the area busy in winter or does it empty out?

It stays reasonably busy. The golf, the clubhouse and the shops in Ciudad Quesada keep going all year, and many owners are full-time residents rather than summer-only visitors.

Can I buy a plot and build my own villa here?

Sometimes, yes. Plots do come up in and around the area, and several developers build to order nearby. Timescales and licences vary, so it pays to get local advice before committing.

What other areas should I look at nearby?

Quesada itself, Rojales Hills and Doña Pepa are all within a few minutes and offer different styles and price levels.
