Where is Benijofar?
Benijofar is a town and municipality in the south of Alicante province, on the Costa Blanca South. It lies on the banks of the River Segura, in the farming district known as the Vega Baja.
It is an inland town, not a beach town. Benijofar is around 10 km from the beaches of Guardamar del Segura and about 12 km from Torrevieja.
Its neighbours matter, because most people here shop, eat and play golf across several towns. Rojales and Ciudad Quesada are a few minutes north, and Formentera del Segura is the next village along.
Access to the AP-7 motorway is little more than five minutes from the town centre, which is what makes the airports and the coast so easy to reach.
What is it like to live in Benijofar?
Benijofar feels lived-in all year. It is Spanish first and international second, with a mixed population of local families and residents from Britain, Scandinavia, Belgium, the Netherlands and beyond.
Day to day shopping is easy on foot in the centre. You will find traditional grocers and butchers, bakeries, clothes shops, pharmacies, banks and hair and beauty salons, plus a Mercadona a couple of minutes away. There are also health services including a dentist and a medical clinic.
Other things you will use often:
- Weekly street market. It runs every Tuesday from 8am to 2pm, year round, setting up near the church in the centre of town.
- Parks and walks. There is a park with a lake, a play park and a bar, plus riverside walks nearby.
- School and sport. A local school, a municipal sports ground and a pool sit within walking distance of the centre.
- A bit of history. The Santiago Apóstol parish church replaced an earlier church destroyed by an earthquake in 1829, and an old Arab waterwheel stands at the edge of town by the river.
For bigger shops, hospitals and cinemas, people drive to Torrevieja. It has two hospitals, marinas and a large shopping centre with a hypermarket on the way in from Benijofar.
Homes here fall into two groups: townhouses and apartments in and around the centre, and villas or bungalows on the established urbanisations just outside, such as Benimar. Both are within easy reach of the same shops.
How much does property cost in Benijofar?
All figures below come from our own current listings at the time of writing (September 2026). They are rounded, and they move with stock.
- Entry level: from around €149,000, usually a resale apartment or a small townhouse near the centre.
- Typical price across all types: around €350,000.
- Villas: mostly €400,000 to €550,000, with a typical figure near €470,000.
- Apartments and bungalows: a wide spread, with a typical figure near €330,000, because many are new build with a pool and terrace rather than older flats.
- Top end: larger detached villas reach about €1.25 million.
Two numbers explain the market here. Roughly half of what we list is new build, and about three quarters of homes have a pool, private or communal. A typical Benijofar home on our books has three bedrooms and around 119 m² built.
On top of the price, budget for purchase tax. Resale homes in the Valencian Community carry ITP at 9% (11% on the part above €1 million from 1 June 2026). New build is 10% IVA plus 1.4% stamp duty.
Is Benijofar good for golf?
Yes, and that is one of the main reasons buyers choose it. Four courses sit within a short drive, so you can play a different layout each week without a long journey.
- La Marquesa Golf, Ciudad Quesada: under 2 km away, so about five minutes. It is an 18-hole, par 72 course that suits players of all levels, founded and designed in 1989 by Justo Quesada. It is flat and pleasant to play, with wide fairways and a short par 3 modelled on the famous island hole at Sawgrass.
- La Finca Golf, Algorfa: about 5 km.
- Vistabella Golf: about 8 km.
- Villamartin Golf: about 15 km, nearer the coast.
Winter golf is the norm here, which is why so many owners use their homes from October to April.
How far is Benijofar from the beach and the airport?
The nearest sand is at Guardamar del Segura, with its long dune-backed beaches. That is around a ten minute drive. The beaches and marinas of Torrevieja are a little further south.
For flights:
- Alicante-Elche (ALC): around 30 to 40 minutes by car.
- Region de Murcia (RMU, Corvera): around 45 to 55 minutes by car.
Two airports within an hour means more airlines, more routes and cheaper flights out of season. Benijofar is well connected by road and has bus services, but a car makes life much easier here, especially if you live outside the centre.
Who buys in Benijofar, and is it good to rent out?
Benijofar suits buyers who want a Spanish town rather than a holiday resort. Retired and semi-retired couples are the largest group, along with remote workers and families who want a school, a health centre and shops in walking distance.
It also appeals to people who found the coast too busy in August and too quiet in January. The town keeps going all year, which matters if you plan to live here full time.
Rental demand
Long-term winter lets do well, helped by the golf courses and the flat, walkable centre. Short-term holiday demand is steadier here than on the beachfront, since most summer visitors want to walk to the sea, so a pool and air conditioning make a real difference. If you intend to rent out, check the licence position for the specific property before you buy, as rules differ by town and by community.
Buyers often compare Benijofar with nearby urbanisations in Rojales, where villas and plots can be larger but the town centre is not on your doorstep.

Frequently asked questions
Can you live in Benijofar without a car?
In the town centre, yes, for daily shopping, the market, bars and the health centre. You will still want a car for the beach, the airports and bigger supermarkets, and it is close to essential if you buy on an urbanisation outside the centre.
Is Benijofar busy in winter or does it close down?
It stays open. Because it is a working town with a Spanish population as well as international residents, shops, bars and services run all year rather than closing after the summer.
Are there many new build homes in Benijofar?
Yes. At the time of writing, around half of the Benijofar properties we list are new build, typically three-bedroom villas and modern apartments with a pool.
What ongoing costs should I expect?
Plan for IBI (council tax), rubbish charges, water, electricity, home insurance and community fees if your home shares a pool, gardens or lift. Villas with a private pool have no community fee but do have maintenance costs.
Does Benijofar flood, given it is near the River Segura?
The Vega Baja is a low-lying river plain and heavy autumn rain can affect parts of the region. It is worth asking about the specific street and plot, and we will tell you what we know about any property you are considering.
How does Benijofar compare with Ciudad Quesada?
