Where is Acequion?
Acequion is a coastal neighbourhood in Torrevieja, in the province of Alicante. It lies south of the town centre, around the bay that holds the port and the marinas.
The beach sets the boundaries. Acequion beach sits within the marina bay, between Naufragos beach and Doña Sinforosa park, and the houses and blocks just behind it form the neighbourhood.
The name is older than the buildings. It comes from a historic channel, built more than 500 years ago, that linked the Mediterranean with the Torrevieja lagoon, used to move brine and keep the evaporation ponds at the right level.
Neighbouring areas you may also be looking at include Playa de los Naufragos to the south and the Torrevieja seafront to the north.
What is it like to live in Acequion?
It feels like part of a working Spanish town rather than a holiday resort. You can live here without a car for most daily jobs: bakeries, supermarkets, pharmacies, bars and the beach are all short walks away.
It stays open in winter. The area is popular all year round, and even in winter people head for the beach-front eating places. That matters if you plan to spend October to April here.
The setting is unusual. Torrevieja's bay works as a port as well as a beach, so you look out over moored boats and over the salt conveyor that carries salt from the lagoons to the ships, one of the town's best known sights.
Two honest drawbacks. Parking is limited to the surrounding streets and can be hard in the summer months, and buildings sit close together, so ask about noise and orientation before you buy.
For practical needs, the Torrevieja hospital is about 3.3 km away on the road towards San Miguel, and there is a bus stop close to the beach. Torrevieja also has a large weekly street market, health centres, sports facilities and a good choice of schools within a short drive.
How much does property cost in Acequion?
Acequion is an apartment market. Almost everything we sell here is a flat, with the occasional penthouse or duplex, and new build is rare because the area was built out years ago.
- Typical home: a two-bedroom apartment of around 100 m² built.
- Entry level: from about €140,000 for a smaller or more dated flat needing updating.
- Mid market: most apartments sit between roughly €200,000 and €300,000, with the middle around €255,000.
- Top end: up to about €420,000 for larger or well placed homes with sea and marina views.
Around a third of the homes we list here come with a communal pool. Prices are from our current listings at the time of writing (September 2026) and move with the market.
Buying costs. On a resale in the Valencian Community, transfer tax (ITP) is 9%, rising to 11% on the part above €1M from 1 June 2026. A new build is 10% IVA plus 1.4% stamp duty (AJD). Budget separately for notary, land registry and legal fees.
How far is Acequion from the beach and the airport?
Most homes in Acequion are a walk of a few minutes to the sand. The water here is always calm, because the harbour walls protect it from the waves, which suits paddling, kayaking and small children.
One point to know: because this is a port zone, bathing is officially not allowed at Playa del Acequion, although the beach is very popular with families and older residents thanks to its central spot and total lack of waves. There is also no promenade running along this stretch.
For a full swimming beach, the much larger Playa de los Naufragos is only a few metres away, with a wide stretch of soft sand, a promenade and Blue Flag status. Walk the other way and you reach the marina, the gardens and eventually Playa del Cura and the town centre.
Airports. Alicante-Elche (ALC) is roughly 40 to 50 minutes by car. Region de Murcia (RMU, Corvera) is around 45 to 55 minutes. Both are easy runs on dual carriageway and motorway.
Is Acequion good for golf?
You are not on a golf course here, but you are well placed for several. Living in town and driving out to play is a common pattern on this coast.
- Villamartin Golf: around 15 minutes by car.
- Real Club de Golf Campoamor, Las Ramblas Golf and La Marquesa Golf: roughly 20 minutes.
- Las Colinas Golf & Country Club and La Finca Golf: around 25 minutes.
- Lo Romero Golf and Vistabella Golf: about 25 to 30 minutes.
Sailing is closer still. Torrevieja bay holds three marinas, the Real Club Nautico, Marina Salinas and Marina Internacional, so boat owners can keep a berth within walking distance of home.
Who buys in Acequion, and is it a good place to rent out?
Buyers here tend to want a walkable town, not a gated resort. We see British, Scandinavian, Belgian, Dutch, German and Polish buyers, along with Spanish owners, looking for a lock-up-and-leave flat near the sea.
It suits three groups in particular: retired couples who want shops and a hospital close by, families wanting calm water for young children, and buyers on a smaller budget who still want to be near the coast.
Letting. Demand is strongest in summer, but the area's year-round trade and central position help in the shoulder months and winter. Check the community rules and the current Valencian tourist licence position before you count on holiday letting income, and ask us what long winter lets realistically achieve.
If you would like to see the difference between the seafront blocks and quieter streets further south, such as La Veleta, have a look at the homes listed above or call in to our office in Cabo Roig for a chat.
Frequently asked questions
Is Acequion noisy in summer?
The streets nearest the beach bars and the port road are busiest in July and August. Flats one or two blocks back are usually much quieter, so it is worth visiting at different times of day before you decide.
Can I swim at Acequion beach?
The beach sits inside the port area and bathing there is officially not permitted, though it is widely used by families for paddling because there are no waves. For swimming, most residents use the neighbouring Playa de los Naufragos.
Are there houses and villas in Acequion, or only apartments?
It is almost entirely apartments, with the odd duplex or penthouse. If you want a detached villa with a private pool, we would point you inland or towards the golf urbanisations a short drive away.
Do the apartments have pools and parking?
Some do and some do not. Roughly a third of the homes we list in Acequion have a communal pool, and private parking is less common than in newer developments, so check both carefully for each property.
Is Acequion a good choice if I do not drive?
Yes, it is one of the better options in Torrevieja for that. Shops, cafes, the beach and bus stops are within walking distance, and the hospital is a short taxi or bus ride away.
How old are the buildings in Acequion?
Most were built in the later decades of the twentieth century, so you will see a mix of original flats and fully renovated ones. New build is scarce, and the price difference between a dated and a refurbished apartment can be large.
