Where is Playa del Cura?
Playa del Cura is the heart of Torrevieja, in Alicante province. The neighbourhood sits directly behind the beach of the same name, which is the town's most central stretch of sand.
The beach is named after a priest who drowned while bathing there in the 1800s. It runs between the Juan Aparicio promenade to the south and Punta Margallo to the north, and it holds a Blue Flag for water quality, cleanliness and safety.
From here you can walk to the Torrevieja seafront, the port and yacht club, the town's indoor market and the main shopping streets. Torrevieja itself is a working town of nearly 100,000 residents, not a holiday resort that closes in October.
What is it like to live in Playa del Cura?
It is town living by the sea. You are on foot for most of daily life: bakeries, pharmacies, banks, supermarkets, cafés and restaurants are all within a few streets.
The promenade behind the beach is lined with bars, ice cream parlours, gift shops and restaurants, and it stays busy all year. Evening strolls along the seafront are a local habit, not just a tourist one. The Monument to the Culture of the Mediterranean, known locally as The Columns, stands beside the beach and is one of the most photographed spots in town.
Practical things are close. The Hospital Universitario de Torrevieja serves the southern Vega Baja area, there are health centres and many pharmacies across the town, and the huge Friday street market runs from 8am to 2pm at the fairground site, with a bus service on market mornings.
Be honest with yourself about two things. First, summer is loud and crowded: the beach is only a few hundred metres long and it fills up. Second, parking is genuinely difficult in July and August, so a home with a garage or a parking space is worth paying for. If you want quiet, look slightly inland at Nueva Torrevieja or Parque las Naciones instead.
How much does property cost in Playa del Cura?
At the time of writing (September 2026), homes we are marketing in Playa del Cura run from about €155,000 to around €680,000. The typical property is a two-bedroom apartment of roughly 87 m² built, and the median price sits close to €280,000.
- Apartments make up almost everything on the market here, which is normal for a central beach district.
- Penthouses and duplexes appear occasionally and sit at the upper end, usually for the terrace and the sea views.
- Houses and villas are rare in this postcode. If you want a detached home with a garden, you will be looking a little further out.
- Around a third of what we list here is new build, and roughly four in ten homes have access to a pool.
Price is driven by three things in this area: how far you are from the sand, whether the flat has a real sea view, and whether the building has a lift and parking. Two apartments of the same size can differ by tens of thousands of euros on those points alone.
On buying costs, resale purchases in the Valencian Community carry 9% transfer tax (ITP), rising to 11% on the portion above €1M from 1 June 2026. New build is 10% IVA plus 1.4% stamp duty (AJD).
How far is Playa del Cura from the beach and the airport?
The beach is the neighbourhood. Most homes here are a walk of a few minutes or less to the sand, and many are a short walk to the promenade cafés.
El Cura beach has lifeguards in season, showers, toilets, sunbeds and parasols for hire, wheelchair access and an assisted bathing area for people with reduced mobility. Water sports and non-motorised boat access are available too, and the bathing coves along the Juan Aparicio promenade give you steps straight into the sea.
For flights, Alicante-Elche (ALC) is roughly 45 minutes to an hour by car in normal traffic, via the motorway. Región de Murcia (RMU, Corvera) is a similar drive, usually around 50 minutes to an hour. Both are easy enough for weekend visitors and for owners flying in for a few weeks at a time.
Is Playa del Cura good for golf?
You are not on a golf course here, but you are within a comfortable drive of a lot of them. That suits buyers who want beach life first and golf second.
- Villamartín Golf and Real Club de Golf Campoamor: roughly 15 to 25 minutes by car.
- La Marquesa Golf at Ciudad Quesada and Las Ramblas Golf: around 20 to 30 minutes.
- Las Colinas Golf & Country Club, La Finca Golf, Vistabella Golf and Lo Romero Golf: roughly 25 to 35 minutes.
Eight courses inside about half an hour is a strong offer for a town-centre flat. Green fees, societies and buggy hire vary by club and season, so check directly with each one before you plan a golf week.
Who buys in Playa del Cura?
Buyers here usually want one thing above all: to live without a car. That makes it popular with retired and semi-retired couples, with people who visit several times a year, and with buyers who found urbanisations too quiet in winter.
Torrevieja has a large international population, with well-established British, Scandinavian, Dutch, Belgian, German and Polish communities, plus clubs, churches and social groups for most nationalities. English is widely spoken in shops, clinics and estate agencies, although learning some Spanish still makes daily life easier and more enjoyable.
Single people and younger buyers also do well here, because a central apartment is easy to lock up, easy to let and easy to sell on. If you prefer a quieter seafront with the same short drive into town, the areas around Torre del Moro or Acequión are worth comparing.
Is Playa del Cura a good place to rent out?
Central beachfront flats in Torrevieja are among the easier properties to let on this coast. You have the beach, the promenade, restaurants and the bus station all within walking distance, which is exactly what holiday guests search for.
The season is long rather than short. Summer is the peak, but Torrevieja also draws northern European visitors through the winter months, so many owners combine summer holiday lets with longer winter stays.
Two cautions. Torrevieja has been tightening its rules on unlicensed tourist rentals, so you must have the correct tourist licence and your community's rules must allow short-term letting. Check both before you buy if rental income is part of your plan.

Many have them, but some older blocks do not, or have small ones. Always check the lift, the roof, the façade and any planned community works before you commit.
What are community fees like here?

Can I live in Playa del Cura without a car?
Yes, this is one of the few places on the Costa Blanca South where that works well. Shops, healthcare, the indoor market, restaurants and buses are all walkable, though a car helps for golf, big supermarket runs and day trips.
