Where is La Veleta?

La Veleta is a neighbourhood of Torrevieja, in Alicante province. It lies on the southern side of the town, where Torrevieja starts to blend into Orihuela Costa.

It is officially recorded as a neighbourhood of Torrevieja, close to the areas of El Paraiso and Casa Jardin. Estate agents often describe it simply as a quiet residential area between Torrevieja and Orihuela Costa.

That position matters. You get the services of a full Spanish town to the north, and the beaches, golf and shopping of Orihuela Costa a few minutes to the south.

Neighbouring areas people often compare it with include Playa de los Naufragos and Acequion just up the coast.

What is it like to live in La Veleta?

Calm, and mostly residential. Streets are a mix of low apartment blocks, townhouses and detached villas, with newer developments among the older ones.

La Veleta is described as a residential neighbourhood in the south of Torrevieja, known for its beaches and relaxed atmosphere, and the area has supermarkets, restaurants and health services, and is well connected to the rest of Torrevieja and nearby towns by road and public transport.

It is quieter than the centre of Torrevieja. If you want a marina, a big weekly market, a hospital, banks and year-round nightlife, you are a short drive or bus ride away rather than on top of it.

Winters are mild and there is a solid year-round international community across the whole south Torrevieja area, so shops and restaurants do not all close out of season.

How much does property cost in La Veleta?

These figures come from our own listings at the time of writing (September 2026). They are a snapshot, not a valuation, and the mix changes as homes sell.

A typical home on our books here has three bedrooms and around 100 m² built. Roughly four in ten come with a pool, private or communal, and a small share are new build.

The spread is wide because La Veleta holds two very different markets: sensible two and three bedroom apartments near the sea, and a small number of large luxury villas. La Veleta is regularly marketed as one of the most exclusive residential areas in Torrevieja, which is what pulls the top end up.

If your budget is nearer €150,000 to €200,000, also look at La Siesta or La Ciñuelica and Villa Rosa, where the same money often buys more space slightly further from the water.

Buying costs: resale purchases in the Valencian Community carry 9% transfer tax (ITP), rising to 11% on the part above €1 million from 1 June 2026. New build is 10% IVA plus 1.4% stamp duty (AJD). Budget notary, land registry and legal fees on top.

How far is La Veleta from the beach and the airport?

Very close to the sea. Many homes here sit around 250 metres from La Veleta beach, and plenty of listings advertise 100 to 350 metres to the water.

Cala Ferris and La Veleta beach are the closest swimming spots, with Playa de los Náufragos and Playa del Acequión a few minutes away. Náufragos is the long sandy option; the coves are smaller and rockier.

Airports (road times, allow more in summer):

Two airports within an hour is one of the practical reasons buyers choose this coast.

Is La Veleta good for golf?

Yes, without living on a course. Eight courses sit within about 15 km, so most are a 10 to 25 minute drive.

If golf is your main reason for buying, compare La Veleta with course-side areas such as Villamartin. You trade a short walk to the sea for a short walk to the first tee.

Who buys in La Veleta, and does it rent out well?

Buyers here are mostly international: British, Scandinavian, Belgian, Dutch, German and Polish, alongside Spanish owners from Madrid and the region. Some come for holidays, some retire here, and a growing number stay all year.

For letting, the pull is simple: distance to the sea. Holiday rentals in La Veleta are commonly advertised at 130 to 260 metres from the beach, and homes close to the water with a pool and parking tend to book best in summer.

Winter lets are also a real market in south Torrevieja, with northern Europeans taking longer stays from autumn to spring. If you plan to rent to tourists, check that the property can obtain a tourist licence before you commit, and ask the community about its rules.

Honest caveats: parking can be tight on the busiest summer streets, some older blocks have no lift, and quality varies a lot between developments. It pays to view more than one.

What is the difference between La Veleta and central Torrevieja?

Central Torrevieja has the marina, the promenade, the main market and the widest choice of shops and bars. La Veleta is calmer and more residential, with the sea closer to your door than the crowds.

Do properties in La Veleta have sea views?

Some do, mainly upper floors, penthouses and hillside villas. Many homes are close to the sea without a view of it, so check the outlook in person rather than from photographs.

What extra costs should I budget for after buying?
