Where is San Juan Playa?
San Juan Playa sits on the coast north-east of Alicante city centre, in the province of Alicante. It is part of the city itself, not a separate town, and the beach area sits between the rocky headland of Cabo de las Huertas and the boundary with El Campello.
Alicante city centre is a short ride away along the coast. The beach is long: the three most southerly kilometres are inside Alicante city and carry the official name San Juan beach, while the three kilometres to the north belong to El Campello and are shown on maps as Muchavista beach.
Inland you reach the university town of San Vicente del Raspeig in minutes. South of the city are the beach areas of Arenales del Sol and Santa Pola.
What is it like to live in San Juan Playa?
It feels like a real district of a Spanish city rather than a holiday resort. Playa de San Juan grew from the 1960s as a tourist area and later turned into a district for permanent living, so shops and services stay open through the winter.
Day to day life runs along the promenade and the avenues behind it. The promenade is lined with street cafés, ice-cream parlours, tapas bars, pizzerias and restaurants serving both Spanish and international food, and Avenida de Niza is a focus for shopping and eating.
Practical things you will want to know:
- Supermarkets, pharmacies, schools, medical centres and plenty of places to eat are all inside the district.
- International options such as the European School of Alicante and the British School of Alicante are in the wider area, and healthcare includes the Centro de Salud Playa de San Juan and the private Clínica Vistahermosa.
- Most homes are flats in blocks, often with communal gardens and a pool. Villas exist, mainly in the quieter streets set back from the sand.
Two honest notes. The beachfront is busy in July and August, and some bars and restaurants shorten their hours early in the week out of season.
How much does property cost in San Juan Playa?
We hold only a handful of homes here at any one time, so treat our figures as a guide rather than a full picture of the market. At the time of writing (September 2026) our listings are all resale apartments, priced from around €220,000 up to about €440,000.
A typical example is a three-bedroom flat of around 108 m² built, and about half of what we have comes with a communal pool. Larger flats, penthouses and homes with a clear sea view sit above this range, and small studios can sit below it.
San Juan Playa is one of the more expensive parts of the Alicante coast, and price per square metre is driven hard by floor level, sea views and how far you are from the sand. Published local estimates put purchase prices in the district at roughly €2,500 to €4,500 per square metre.
Costs on top of the price: resale purchases in the Valencian Community pay 9% transfer tax (ITP), rising to 11% on the part above €1M from 1 June 2026. New build is 10% IVA plus 1.4% stamp duty (AJD).
How far is San Juan Playa from the beach and the airport?
Most homes in the district are within a walk of the sand, from a couple of minutes on the front line to ten or fifteen minutes further back. The beach is about three kilometres of wide, soft sand, the water stays shallow and calm a long way out, and it holds Blue Flag status with lifeguards and water sports rentals.
Alicante-Elche airport is around 20 to 30 minutes by car, traffic depending. Región de Murcia airport at Corvera is further, about an hour and a quarter to an hour and a half.
You can manage here without a car. TRAM lines 3 and 4 run direct from the city centre in about 20 to 25 minutes along the coast, and bus lines 21 and 22 drop you at the promenade. The same tram line carries on north up the coast.
Is San Juan Playa good for golf?
Yes, and unusually for a city beach the course is on your doorstep. Alicante Golf was built in 1998 and designed by Severiano Ballesteros, and it sits about five minutes from the city centre and 800 metres from San Juan beach.
It is an 18-hole par 72 laid out as six par threes, six par fours and six par fives, with five lakes in play on 12 of the holes, so you never play two holes of the same par in a row. The 9th has an S-shaped lake curving around the green, and at the 14th you play over original Roman ruins.
Other Costa Blanca courses are an easy drive inland and north, which makes the area workable for golfers who like variety.
Who buys in San Juan Playa, and is it good to rent out?
Buyers here are a mix. Spanish families from Alicante and Madrid buy second homes, and international buyers come for the combination of city services, a serious beach and an airport close by. It suits people who want a walkable life more than a gated resort.
For letting, the draw is clear: a Blue Flag beach, tram access and a city behind it mean demand is not limited to high summer. Holiday letting in Spain needs a tourist licence, and rules vary by building and by town hall, so always check before you commit to a purchase for that purpose. Long-term letting to workers, students and families is often the steadier route in a district like this.

Frequently asked questions
Is San Juan Playa the same place as Sant Joan d'Alacant?
No. San Juan Playa is the coastal district on the beach, within Alicante city, while Sant Joan d'Alacant is a separate town set slightly inland. They share a name and sit close together, so listings can be confusing.
Does San Juan Playa stay open in winter?
Largely, yes. It is a district where people live all year, with supermarkets, health centres and schools, so it is quieter in January but not shut. Some beachfront bars reduce their hours.
Are there villas in San Juan Playa or only apartments?
Both, but apartments dominate. Detached houses and townhouses are found in the streets behind the front line and around the golf course, and they are priced well above the flats.
Is parking a problem?
In summer it can be. There are public parking areas behind the promenade but they fill quickly in high season, so a home with its own garage or parking space is worth paying for.
Is the sea safe for swimming here?
It is a lifeguarded Blue Flag beach that shelves gently, which is why families use it. In strong easterly winds the waves and currents pick up, so check the flags before you swim.
