Where is San Vicente del Raspeig?
San Vicente del Raspeig sits just north of Alicante city, in the province of Alicante. It is a municipality in its own right, with its own town hall, market and fiestas, not a suburb built for tourism.
Alicante city centre is very close. The town lies about 6 km from Alicante and forms part of the city's conurbation, connected by bus routes and the tram.
It is an inland location. The sea is a short drive away, but you will not see it from your window here. That is the trade-off that makes San Vicente quieter and often better value than the coast.
What is it like to live in San Vicente del Raspeig?
It feels like a normal Spanish town, and that is the appeal. Shops, banks, pharmacies, cafés and supermarkets are used by local people all year, so nothing shuts down in January.
The student population gives the place extra energy. San Vicente has a large student population because it contains the main campus of the University of Alicante. Around 27,500 students were studying there in a recent published figure.
Everyday life is easy to manage without a car if you live centrally.
- Tram and buses: the town is served by Line 2 of the Alicante TRAM and by various bus services from the city.
- Weekly market: held on Saturdays along Avenida Primero de Mayo, running from the morning until around 14:00, with fruit and vegetables, clothing, shoes, cheeses and household goods.
- Health: local health centres in town, a hospital in the municipality, and Alicante's larger hospitals a short drive away.
- Culture: the University of Alicante museum (MUA) is located on the campus here.
The fiesta calendar matters here. The patron saint celebrations and the Moors and Christians festival fall just after Easter, and the Fogueres de Sant Vicent bonfire festival takes place in July.
How much does property cost in San Vicente del Raspeig?
We should be honest: this is not one of our core selling areas, so our own listings here come and go. At the time of writing (September 2026) what we have is at the family-home end: a detached villa with four bedrooms and around 170 m² built, priced at about €589,000.
The wider local market is broader than that. Older apartments and town houses in the centre and near the station are usually the cheapest way in, three-bedroom houses and duplexes sit in the middle, and detached villas on plots on the edges of town are the top of the range.
As a very rough guide, one Spanish property portal puts the average asking price per square metre in the municipality at around €1,900 per m². Treat that as a starting point only. Condition, lift, parking and distance from the campus move prices a lot.
Budget for purchase costs on top of the price. Resale transfer tax (ITP) in the Valencian Community is 9%, rising to 11% on the part above €1M from 1 June 2026. New build is 10% IVA plus 1.4% stamp duty (AJD).

How far is San Vicente del Raspeig from the beach and the airport?
Alicante-Elche airport (ALC) is about 13 km away in a straight line, which is roughly 20 to 30 minutes by car depending on traffic through or around the city. That is one of the shortest airport runs on the Costa Blanca.
Región de Murcia airport (RMU, Corvera) is around 84 km in a straight line, so allow about an hour and a quarter by motorway.
For the beach, you have a choice within half an hour:
- San Juan Playa, the long sandy beach north of the city, is the usual local favourite.
- Alicante's city beach and marina, reachable by tram as well as car.
- Arenales del Sol and Gran Alacant to the south, past the airport.
There are no golf courses in the town itself, but Alicante Golf and Bonalba Golf are both within a 15 km drive.
Who buys in San Vicente del Raspeig?
Buyers here are usually practical rather than romantic about the sea. Typical profiles include:
- Families and year-round residents who want Spanish schools, shops and neighbours, with the city close by.
- People with work or study links to the university, the science park or Alicante city.
- Buyers priced out of the coast who get more house, more plot and more parking for the same money.
- Investors looking at long-term and student lets rather than holiday rental.
It is a less international place than the coastal resorts. If you want English spoken in every bar, look at the coast. If you want to live in Spain properly, with an airport 25 minutes away, San Vicente works well. Buyers comparing inland towns often also look at Elche and Novelda.
Is San Vicente del Raspeig a good place to rent out?
The rental picture here is driven by the university, not by tourism. Student and staff demand for term-time and long-term lets is steady, and homes close to the campus and the tram are the ones that let fastest.
That means a different rhythm to the coast. You are more likely to sign one tenant for a year, or students for the academic year, than to turn over weekly holiday bookings. Yields can be sound, and the low season is far less of a problem than in a resort.
Short-term holiday letting is possible but weaker, because visitors mostly want to be near the sea. Always check the current licence rules for the municipality before you count on holiday income.

Frequently asked questions
Is San Vicente del Raspeig noisy because of the students?
Some streets near the campus and the tram are busier in term time, especially midweek evenings. Residential areas away from the university are quiet, so it is worth checking the exact street before you buy.
Can I live in San Vicente del Raspeig without a car?
Yes, if you choose a central home. The tram and bus links to Alicante are good and daily shopping is walkable, though a car helps for beach trips and the weekly big shop.
Do many British or Northern European people live there?
Fewer than in the coastal resorts. You will find international residents linked to the university and Alicante city, but the town is mainly Spanish-speaking in daily life.
Are there international schools nearby?
The town itself has state and private Spanish schools. Several international schools serve the Alicante and San Juan area, all within a reasonable drive, and we can point you to the current options.
Why do you have so few homes for sale in San Vicente del Raspeig?
Our main market is the coast around Orihuela Costa and Torrevieja, so inland stock is occasional. Tell us what you want and we will search on your behalf.
Is it cheaper than the coast?
Generally yes for the same size of home, because you are not paying for sea access or a resort setting. The saving is clearest on villas and larger family houses.
