Where is Santa Pola?

Santa Pola is a town and municipality on the Alicante coast, in the Valencian Community. The beach districts face the Mediterranean, while the town centre sits around the port.

It is close to Alicante city. The town lies around twenty kilometres from Alicante, and its port was already known in Roman times. Access to the N-332 and the AP-7 motorway is straightforward, so Alicante, Elche and the airport are all easy runs.

Nature sits right next door. The Salinas de Santa Pola Natural Park covers 2,470 hectares along Santa Pola Bay between Santa Pola and Elche, was declared a natural park in 1988, and is listed as a Ramsar wetland and a Special Protection Area for Birds.

To the north you reach Gran Alacant and Arenales del Sol. To the south, past the salt flats, are El Pinet and La Marina.

What is it like to live in Santa Pola?

It feels like a Spanish town first and a resort second. It is less busy and less built up than Torrevieja, but still has the facilities you would expect from a prosperous Spanish coastal town.

Fishing is still a real industry here. The port is one of the most important fishing ports on the Spanish Mediterranean. Boats land fresh fish daily, and the fish auction runs Monday to Friday from about 4pm.

Shops and markets stay open all year. The street market is held on Mondays and Saturdays, roughly 09:00 to 14:00, and there is also a daily central market. The street market is central, with around 450 stalls, and Saturday is the day for fruit, vegetables, nuts, plants and flowers.

Day-to-day services are in the town. Santa Pola has its own health centre and several pharmacies, with hospital facilities in Elche and Alicante nearby. There are state schools in the town; the nearest international and bilingual schools are in the Alicante and Elche direction.

For days out, the castle in the centre is now a museum and cultural centre, and boats leave the port for Tabarca island. Tabarca combines clear water, a protected marine reserve and an eighteenth-century walled village, about 25 minutes by boat from Santa Pola.

What are the beaches like in Santa Pola?

There is a lot of sand, and the beaches differ in character. The town has several beaches, including over 4km of fine sand.

The bay is also known for wind. Windsurfing, kayaking, paddle, sailing and kite surfing are all popular, and the winds across the bay make it a strong windsurfing spot.

How much does property cost in Santa Pola?

All figures below come from our own current listings at the time of writing (September 2026). They are a snapshot, not a valuation.

Be aware of the mix. Most of what we hold in Santa Pola is new build, and around three quarters come with a pool, usually a communal one. That pushes the averages up. Older resale apartments in the town can be found for less, so tell us your budget and we will look both ways.

A typical home here has three bedrooms and around 88 m² of built space, which is normal for a coastal apartment or a compact townhouse.

Buying costs. On a resale home in the Valencian Community, transfer tax (ITP) is 9%, rising to 11% on the portion above €1 million from 1 June 2026. On a new build you pay 10% IVA plus 1.4% stamp duty (AJD).

How far is Santa Pola from the airport?

Alicante-Elche airport (ALC) is about 9 km away in a straight line, which is roughly 15 to 20 minutes by car in normal traffic. That is one of the shortest airport runs on the whole Costa Blanca.

Región de Murcia airport (RMU, Corvera) is about 66 km in a straight line, so allow around an hour and 15 minutes.

Getting around. There is no train service in the town, but several bus lines cross it, and buses run to Alicante. A car is still useful if you want to reach Elche, the inland towns or the coast further south.

Who buys in Santa Pola?

Santa Pola suits buyers who want Spain rather than a resort bubble. We see British, Belgian, Dutch, German, Scandinavian and Polish buyers here, alongside plenty of Spanish families from Madrid and Alicante.

It works well for three groups:

If you want golf on your doorstep, look further south: there is no course in Santa Pola itself, and the nearest ones are a drive away towards Alicante and Elche.

Is Santa Pola a good place to rent out?

It has a real summer season. Spanish and international holidaymakers come for the beaches, the port and the boat trips, so July and August let easily and the shoulder months can work too.

Winter is quieter but not empty. Because the town keeps its own population and services, long winter lets to northern Europeans are realistic, often at lower rates than the summer weeks.

Two practical points. Holiday letting in the Valencian Community needs a tourist licence, and not every building permits it, so check before you buy. Rules change, so take current advice.

Frequently asked questions

Is Santa Pola busy all year or does it close down in winter?

It stays open. Santa Pola has a resident Spanish population, a working fishing port and shops, schools and a health centre that operate through the winter. It is much quieter than in August, but you will not find shuttered streets.

Can you really see flamingos from the road?

Yes. The Salinas natural park lies beside the N-332, and there are viewpoints, flat trails and bird hides. Flamingo numbers peak in the warmer months and drop in winter, though some birds stay all year.

Do I need a car in Santa Pola?

Not to live in the town centre, which is compact and walkable with buses to Alicante. A car helps if you buy in an outlying urbanisation or want to explore the wider Costa Blanca.

How does Santa Pola compare with Gran Alacant?

Gran Alacant is a modern residential area just north of the town, closer to the airport, with mostly purpose-built housing. Santa Pola is an older working town with a port, markets and a year-round Spanish feel.

Are most homes for sale in Santa Pola new build?

How long does a purchase take from offer to keys?

For a resale home, six to ten weeks is typical once you have an NIE and a Spanish bank account. A new build depends on the construction stage and can take considerably longer.
