Where is Playa Flamenca?
Playa Flamenca is part of Orihuela Costa, the coastal strip of the municipality of Orihuela in Alicante province. It lies about 4 kilometres south of Torrevieja, on the most southerly stretch of the Costa Blanca.
The area runs from the N-332 main road down to the sea. Punta Prima is the neighbour to the north and La Zenia to the south, so in practice these places blend into one another.
This is not an old Spanish village. The seafront was developed from the early 1970s: the area's development dates back to 1972, when investors took on what was then rocky, undeveloped scrubland. What you find today is a planned, low rise resort area that has matured over fifty years.
What is it like to live in Playa Flamenca?
It is easy, walkable and quietly practical. Most streets are flat, with two storey bungalow blocks, townhouses and small apartment buildings, many of them set around shared pools and gardens.
The coast is the main draw. Cala Mosca and Cala las Estacas are both Blue Flag beaches, two crescent shaped coves joined by a wide tiled promenade with seating, a small children's play area, palm trees and a sundial. There is a parade of cafés, shops and restaurants along it, so you can walk down for breakfast and stay for the day.
Behind the seafront there are commercial centres with bars, restaurants and everyday shops, plus supermarkets and the sports facilities of Orihuela Costa. The Saturday morning street market on Calle Nicolás de Bussi is one of the largest and busiest on the Costa Blanca, running roughly from 9am to early afternoon, with fruit and vegetables, butchers, fishmongers, deli stalls, clothing and household goods. Parking nearby fills up fast, so go early or walk.
Two honest points. Summer is busy and the streets near the beach and market get crowded, while January and February are much quieter, though far from dead because a large part of the population lives here all year. You will hear English, Swedish, Norwegian, Dutch and German as often as Spanish, which suits some buyers and frustrates others who want a fully Spanish setting.
Walkers do well here. The cliff path links Playa Flamenca north towards Punta Prima and south towards La Zenia and Cabo Roig, and there is a natural, unspoilt third cove, Cala de Cabo Peñas, which was made the official dog beach for Orihuela Costa in 2021.
How much does property cost in Playa Flamenca?
These figures come from our own listings at the time of writing (September 2026). They are a snapshot, not a valuation, and they move with the market.
- Entry level: from around €139,000 for a small apartment or ground floor bungalow, usually two bedrooms and a shared pool.
- Typical price: the middle of our range sits at about €220,000.
- Houses, townhouses and bungalows: around €240,000 is a fair typical figure.
- Top end: detached villas reach around €430,000.
A typical home here has two bedrooms and roughly 70 to 75 m² of built space, often with a terrace, solarium or small garden. Just over half the homes we list in Playa Flamenca have a pool, usually a communal one.
Almost everything for sale here is resale rather than new build, simply because the area was finished years ago. On a resale purchase in the Valencian Community, transfer tax (ITP) is 9% (11% on the part above €1 million from 1 June 2026). New build, where you find it, is 10% IVA plus 1.4% stamp duty (AJD). Budget separately for notary, land registry and legal fees.
If your budget is tighter, look slightly inland at Los Dolses or La Ciñuelica and Villa Rosa, where the same money often buys more space.
How far is Playa Flamenca from the beach and the airport?
The beaches are local. From most of Playa Flamenca the coves and promenade are a walk of a few minutes to about twenty, depending which street you are on. Homes closest to the sea sit just off the promenade.
Alicante-Elche airport (ALC) is about 41 km away in a straight line, which is roughly 45 to 55 minutes by car on the AP-7 or N-332. Región de Murcia airport (RMU, Corvera) is about 37 km in a straight line, usually 40 to 50 minutes. Both are realistic for short breaks and for guests.
Torrevieja and its hospital, shops and Friday market are a short drive north. The large open air shopping centre at La Zenia is close enough to walk to in around fifteen minutes from parts of Playa Flamenca.
Is Playa Flamenca good for golf?
Yes, and that is one of the strongest reasons people buy here. Villamartín Golf is only about 2 km away, an 18 hole, par 72 course opened in 1972 and designed by Paul Puttman, known for its mature trees, ravines and a famous par 3 seventeenth.
Within a short drive you also have Real Club de Golf Campoamor (about 4 km), Las Ramblas Golf (about 5 km) and Las Colinas Golf & Country Club (about 7 km), with Lo Romero Golf a little further south. Inland, La Marquesa, Vistabella and La Finca are all within about half an hour.
You do not need to live on a fairway to play here. Many buyers choose Playa Flamenca precisely because they can keep the beach on the doorstep and still tee off in fifteen minutes.
Who buys in Playa Flamenca and is it good for renting out?
Buyers are mostly international: British, Irish, Scandinavian, Dutch, Belgian, German and Polish, alongside Spanish families from Madrid and Murcia who come for the summer. Typical purchases are holiday homes, winter bases for people escaping northern winters, and permanent moves by retirees.
Renting out
Playa Flamenca is one of the more rentable parts of Orihuela Costa. Blue Flag beaches, the Saturday market, plenty of bars and restaurants and nearby golf give you demand in summer and a longer season of golfers and winter visitors from roughly October to April.
Two practical notes. If you plan to let short term you need a Valencian tourist licence and your community rules must allow it, so check both before you buy. And a communal pool, lift and walking distance to the sea make a real difference to occupancy.

Is Playa Flamenca quiet in winter?
It is much quieter than in July and August, but it does not close down. A good number of bars, restaurants and shops stay open because many residents live here all year, and the Saturday market runs year round.
Do I need a car in Playa Flamenca?
You can manage without one for daily life, as shops, bars and the beach are walkable. A car makes a big difference for golf, hospital visits, airport runs and exploring inland.
Are the beaches here sandy or rocky?
Both. Cala Mosca and Cala las Estacas are sandy coves with lifeguards in season, while the promenade between them is built over natural rock, and the coastline either side is rugged in places.
What are community fees like?
Most homes here sit in a community with shared pool and gardens, and fees are commonly a few hundred euros a year for a modest complex, more where there are lifts, gates or extensive grounds. We can give you the exact figure for any property you are considering.
Can I walk to the big shopping centre?
From parts of Playa Flamenca the large open air centre at La Zenia is about a fifteen minute walk, and it is a very short drive from anywhere in the area.
Is Playa Flamenca suitable for a permanent move with children?
It works for many families, as there are international and Spanish schools across Orihuela Costa and the surrounding towns, and healthcare is close by in Torrevieja. Visit in both summer and winter before deciding, since the area feels quite different in each season.
