Where is Las Filipinas?
Las Filipinas is a residential urbanisation in Orihuela Costa, on the Costa Blanca South. It sits a short way inland from the Mediterranean, on the southern side of the Villamartin area.
Villamartin is not one single estate. It is a group of long-established urbanisations, including Las Filipinas, El Presidente, Los Valencias, El Galan, Montegolf and Blue Lagoon, all arranged around a central plaza and the golf course.
The coast is roughly 4 km east, with La Zenia the nearest beach. Torrevieja, the main town for shopping, markets and hospital care, is about 12 km to the north-east. Two main roads link the area to the N-332 and the AP-7, so getting in and out by car is simple.
What is it like to live in Las Filipinas?
It is calm and residential. Streets are low-rise, gardens are mature, and much of the housing was built from the 1980s through to the 2000s, so trees and hedges have had time to grow.
The population is strongly international. English-speaking and northern European residents make up a large share, and many stay all year rather than only in summer. That matters in practice: bars, restaurants and services in the Villamartin area tend to stay open through the winter.
Day-to-day needs are close. Villamartin Plaza, a short distance away, has a cluster of bars, restaurants and shops, and supermarkets are within a few minutes' drive. La Zenia Boulevard, the largest shopping centre on this stretch of coast, is also a short drive.
Two honest points. First, this is a car area: you can walk to a bar or a shop, but not to the beach. Second, the housing stock varies a lot, so some homes are beautifully updated and others still have their original kitchens and bathrooms. Always look at more than one.
Families and schools
El Limonar International School has a campus in Villamartin and teaches in both Spanish and English, which is one reason some younger families choose this area over the beachfront.
How much does property cost in Las Filipinas?
At the time of writing (September 2026), prices in our own Las Filipinas listings look like this:
- Apartments: typically around €250,000 to €260,000, with the least expensive starting near €140,000.
- Townhouses and semi-detached homes: typically around €300,000 to €320,000.
- Detached villas: typically around €425,000, rising well beyond that for large plots and newly built homes.
The typical home we sell here has two bedrooms and about 95 m² built. Roughly four in ten have a pool, private or communal, and around one in ten is a new build. A small number of very large villas on generous plots push the top of the market into the millions, so the overall range is wide.
On costs: resale purchases in the Valencian Community carry transfer tax (ITP) of 9%, rising to 11% on the portion above €1M from 1 June 2026. New builds are 10% IVA plus 1.4% stamp duty (AJD).
For comparison, nearby Los Dolses leans more towards apartments and bungalows, while Lomas de Campoamor is quieter and greener again.
Is Las Filipinas good for golf?
Yes, and this is the single strongest reason people buy here. Four courses sit within a few kilometres.
- Villamartin Golf is about 1.3 km away. It opened in 1972, was designed by the Californian architect Robert Dean Putman, and plays as a par 72 of around 6,100 metres. The par three 17th, roughly 220 metres over a valley to a two-tiered green, is one of the best known short holes in Spain.
- Real Club de Golf Campoamor is about 1.4 km away.
- Las Ramblas Golf is about 2.5 km away.
- Las Colinas Golf & Country Club is about 3.6 km away.
Lo Romero is roughly 15 km, and Vistabella, La Finca and La Marquesa are all within about 30 minutes by car. If you play twice a week, you can do it without ever driving far.
How far is Las Filipinas from the beach and the airport?
The nearest beaches, La Zenia and Cabo Roig, are around 4 km away: roughly 8 to 12 minutes by car, longer in August traffic. Both have sand, beach bars and easy parking outside peak weeks.
Airports:
- Region de Murcia (RMU, Corvera): around 35 to 45 minutes by car.
- Alicante-Elche (ALC): around 45 to 55 minutes by car, mostly on motorway.
Having two airports within an hour is a real advantage for anyone flying back and forth. ALC carries far more routes; RMU is often quicker and quieter.
Who buys in Las Filipinas, and is it good for renting out?
Buyers here are mostly British, Scandinavian, Belgian, Dutch, German and Polish. Some are retiring or semi-retiring, some want a holiday home they can use in spring and autumn, and some are younger families drawn by the international school and the quiet streets.
For rentals, the mix of golf, year-round amenities and a short drive to the beach works well. Golfers book in the cooler months, families in summer, so a well-presented two or three bedroom home with a pool and air conditioning can let across a long season. Holiday letting in Orihuela Costa requires a tourist licence, so check the position on any specific property before you commit.
