Torre del Moro is a clifftop residential area on the northern coast of Torrevieja, on the Costa Blanca South, named after the old watchtower and park that stand above Cabo Cervera. It is a mix of low-rise apartment blocks and detached villas, a short walk from small rocky coves and a few minutes by car from the sandy beaches of Los Locos and La Mata. At the time of writing (September 2026) our homes here start at around €179,000 for an apartment and rise to about €1.27 million for a large sea-view villa.

Where is Torre del Moro?

Torre del Moro is on the coast road between Torrevieja town and La Mata, on the headland known as Cabo Cervera. Torrevieja town centre is a short drive south.

The area takes its name from a coastal watchtower. The Torre del Moro sits on a hill above Cabo Cervera and is about five kilometres from the centre of Torrevieja. It was declared an Asset of Cultural Interest in 1985 and formed part of a coastal defence system against pirate attacks.

The tower now stands in a park. Set within a large 23,000 m² park and viewpoint, it offers wide views of the Torrevieja coastline, north towards La Mata and Guardamar, the island of Tabarca on clear days, and south towards the Mar Menor.

In our system you will also see the area written as Miramar - Torre del Moro, because the neighbouring Miramar streets run into it. Next along the coast is Cabo Cervera.

What is it like to live in Torre del Moro?

It is quieter than central Torrevieja and more residential. Most of the buildings are apartment blocks of three or four floors, with pockets of detached villas on the higher ground.

The character is coastal rather than town-like. You are on the cliffs, so many homes look straight out to sea, and the walk along the shore is the main daily pleasure.

Day to day shopping is done in Torrevieja or La Mata, both a few minutes away by car. There are bars, small supermarkets and beach kiosks close by in season, but this is not a place with a big commercial centre of its own.

Two points to be honest about. First, the coast here is rocky, so if you want to step straight onto soft sand you will drive or walk a little. Second, the area is busier in July and August, when the coast road and the park fill up.

How much does property cost in Torre del Moro?

At the time of writing (September 2026), prices in our own listings here look like this:

A typical apartment here has three bedrooms and about 80 m² of built space. Only around one home in six has its own private pool, as most apartment buyers use a shared community pool instead.

Everything we have in Torre del Moro at present is resale, not new build. That matters for costs: resale purchases in the Valencian Community carry transfer tax (ITP) of 9%, rising to 11% on the part above €1 million from 1 June 2026. New build, where you find it elsewhere on this coast, is 10% IVA plus 1.4% stamp duty (AJD).

If those villa prices are above your budget, inland Torrevieja areas such as Torreblanca or Aguas Nuevas usually cost less per square metre.

How far is Torre del Moro from the beach and the airport?

The sea is on your doorstep, but in cove form. The northern part of the Torrevieja shore is made up of rocky outcrops and small coves, some sandy and some not, running north from Playa de los Locos: Cala de la Higuera, Cala de la Zorra, Cala del Mojón and Cala del Moro, after which Cabo Cervera marks the start of Playa de la Mata.

Be aware that these small coves have no lifeguard service or beach bar, as their size makes such services impractical. For a full service beach day, most residents head to Los Locos to the south or Playa de La Mata, one of the longest beaches in Torrevieja at over two kilometres.

For airports, allow roughly 40 to 45 minutes by car to Alicante-Elche (ALC) and 45 to 55 minutes to Región de Murcia (RMU) at Corvera, depending on traffic. Both are easy runs on dual carriageway for most of the way.

Is Torre del Moro good for golf?

Yes, if you are happy to drive 15 to 25 minutes. There is no course in Torre del Moro itself, but several sit within easy reach:

That gives you five very different courses without changing your base. Golfers who want to walk to a first tee usually look at the Orihuela Costa or inland instead.

Who buys in Torre del Moro?

Buyers here fall into two clear groups. Apartment buyers are often British, Scandinavian, Belgian, Dutch, German or Polish, looking for a holiday home or an affordable second base near the sea, with a lift, a terrace and a community pool.

The villa buyers are different. They tend to be families or retired couples who want space, privacy and a real sea view, and who are comparing Torre del Moro with the better streets of Nueva Torrevieja and the Orihuela Costa.

Both groups tend to like the same thing: a coastal setting with the practical services of a town of Torrevieja's size just down the road.

Is Torre del Moro a good place to rent out?

It rents well in summer. Sea views, walkable coves and the park make it attractive to families, and Torrevieja as a whole draws Northern European visitors across a long season.

Winter demand is steadier for apartments with lifts, heating and parking, which suit long-stay guests escaping cold months. Villas with private pools command the highest weekly rates but are seasonal by nature.

Is Torre del Moro part of Torrevieja or Orihuela Costa?

It is part of the municipality of Torrevieja, on its northern coastline. Orihuela Costa, with areas such as Cabo Roig and La Zenia, begins south of Torrevieja town.

Can you walk to the shops from Torre del Moro?

You can reach local bars, beach kiosks and small shops on foot in season. For supermarkets, banks, a health centre and the weekly market you will want a car or a bus into Torrevieja or La Mata.

Are there sandy beaches in Torre del Moro itself?

The shoreline immediately below the tower is rocky, with small coves rather than wide sand. Playa de los Locos to the south and Playa de La Mata to the north are the nearest full sandy beaches.

Why is there such a big gap between apartment and villa prices here?

The two types of property are not really competing. Apartments are mostly older, modest blocks starting near €180,000, while the villas are large plots with sea views, which is why the middle villa figure is close to €900,000.

Can I visit the Torre del Moro tower and park?

Yes. The tower stands in a public park and viewpoint of around 23,000 square metres, with benches, green areas and seasonal refreshments, and it is one of Torrevieja's best-known landmarks.

Are the homes here new build or resale?

Everything we currently have in Torre del Moro is resale. That means a 9% transfer tax rather than the 10% IVA plus 1.4% stamp duty that applies to new build.
