It is known for its cove, its sea views and its quiet, residential feel rather than nightlife or tourist strips. Where is Cabo Cervera?

Cabo Cervera sits on the coast of Torrevieja, in the south of Alicante province. It takes its name from the small rocky cape it is built on, just off the main coast road that runs the length of the town.

To the south is the Torre del Moro headland. To the north the rocks give way to the long sands of Torre la Mata. Torrevieja town centre is around 4 to 5 km away, so a short drive or a bus ride.

It is a genuinely old part of the map: the town hall notes that many historians place the original settlement of Torrevieja at this very cape. The cove also sits next to a protected flora micro-reserve created by the Generalitat Valenciana to protect a rare coastal plant, the jarilla cabeza de gato.

What is it like to live in Cabo Cervera?

Quiet, low-rise and close to the water. The neighbourhood mixes small apartment blocks, terraced townhouses and detached villas, many of them with terraces facing the sea. Nothing here is high-rise or built up in the way the centre of Torrevieja is.

Day to day, you have a handful of restaurants and cafés near the cove and along the road behind it. For a full weekly shop, a bank or a pharmacy you will use La Mata or Torrevieja. Buses on the town's La Mata route pass through Cabo Cervera roughly every half hour, and more often in summer, with La Mata about 10 minutes away and the centre of Torrevieja about 20.

What makes it different:

For markets, La Mata holds its weekly street market on Wednesday mornings, and Torrevieja's large Friday market runs from around 8am to 2pm. Torrevieja also has a public hospital, private clinics and international schools within a short drive, which is why so many residents here are full-time rather than seasonal.

How much does property cost in Cabo Cervera?

At the time of writing (September 2026), homes in our Cabo Cervera selection run from about €175,000 to around €250,000. The typical property is a two-bedroom apartment of roughly 75 m² built, and those sit mostly in the low to mid €200,000s.

Two things are worth knowing. First, this is a small, established pocket, so stock is limited and what comes up tends to be resale rather than new build. Second, because most homes are within a few minutes' walk of the sea, prices per square metre sit above the inland averages you will see in areas such as Los Frutales or Aguas Nuevas.

Buying costs: on a resale property in the Valencian Community, transfer tax (ITP) is 9%, rising to 11% on the part above €1M from 1 June 2026. A new build is 10% IVA plus 1.4% stamp duty (AJD). Notary, land registry and legal fees come on top.

How far is Cabo Cervera from the beach and the airport?

Most homes in Cabo Cervera are a walk of a few minutes from the water. The Cala de Cabo Cervera is a small fine-sand cove with a sheltered swimming area. It has lifeguards in season, showers and toilets, disabled access and has held quality certifications from the town hall, and a coastal walkway links it to La Mata beach.

It is shallow and calm, which makes it popular with families, though it is small and does fill up in July and August. If you want space to walk for an hour, head north to La Mata.

Airports: Alicante-Elche (ALC) is around 35 to 45 minutes by car via the coast road and motorway. Región de Murcia (RMU, Corvera) is around 45 to 60 minutes. Both are realistic for regular trips home.

Is Cabo Cervera good for golf?

It is not a golf urbanisation, but you are well placed for a round. La Marquesa Golf at Ciudad Quesada is the closest, usually about 15 to 20 minutes by car. Villamartín Golf is around 20 to 25 minutes.

A little further, at roughly 25 to 35 minutes, you have Real Club de Golf Campoamor, Las Ramblas Golf and La Finca Golf at Algorfa. That gives you five courses of different character within easy reach, which suits buyers who want the sea on the doorstep and golf as a weekly habit rather than a view from the terrace.

Who buys in Cabo Cervera, and does it rent out well?

Buyers here tend to be people who have already looked around Torrevieja and decided they want the sea, not the centre. We see British, Scandinavian, Belgian, Dutch, German and Polish buyers, along with Spanish families from inland. Retired couples and year-round residents are well represented, partly because the bus link and the flat walk to the cove make life easy without a car.

For letting, the draw is location: a short walk to a sandy cove, with La Mata's restaurants and market nearby. Summer demand is strong and the shoulder seasons hold up reasonably well thanks to the walking, cycling and golf. Winter lets to long-stay northern Europeans are common across this stretch of coast. Do check the community rules and the Valencian tourist licence position for any specific block before you buy, and bear in mind that quieter areas like this one rent best when the property is genuinely close to the water. Nearby Los Europeos is worth comparing if you want a slightly larger choice of blocks.

Frequently asked questions

Do homes in Cabo Cervera have swimming pools?

Some communities in the area have communal pools, but not all do, and private pools are mainly limited to the detached villas. At the time of writing, none of the homes in our Cabo Cervera selection has its own private pool, so tell us if a pool is essential and we will point you to the right blocks.

Can I live in Cabo Cervera without a car?

It is possible if you are comfortable using the bus, which links the neighbourhood to La Mata in about 10 minutes and Torrevieja centre in about 20. Most residents still keep a car for supermarket runs, the hospital and trips inland.

Is Cabo Cervera quiet in winter?

Yes, noticeably so. A good number of residents are here all year, but the beach cafés and the cove are much busier in summer, and some places reduce their hours out of season.

The sandy part of Cala de Cabo Cervera is shallow and sheltered, with lifeguards during the season, which is why it is popular with young families. The surrounding rocks are better suited to confident swimmers and snorkellers.
