Los Frutales is a quiet, mostly residential neighbourhood in the northern half of Torrevieja, just north of Playa de los Locos, stretching along the rocky coves of that part of the coast. It is an established area of low-rise apartment blocks, bungalows, townhouses and small villas, most of them built around communal pools and gardens. At the time of writing (September 2026) our homes in Los Frutales run from about €125,000 for an older apartment to around €490,000 for a larger house, with the middle of the market close to €330,000.

Where is Los Frutales?

Los Frutales sits in the north of Torrevieja, between the town centre and the higher ground at Torre del Moro. The sea is just to the east, at Playa de los Locos and the small coves beside it.

It borders other well-known residential pockets such as La Rosaleda and Aldea del Mar, and the names are often used together in property adverts. Torrevieja town centre, the marina and the main promenade are a few minutes away by car, or a longer walk along the seafront.

The N-332 coast road runs close by, which makes it easy to drive north towards La Mata and Guardamar, or south towards Orihuela Costa.

What is it like to live in Los Frutales?

Quiet is the word most owners use. This is not a nightlife area: there are no big shopping centres or clubs inside the neighbourhood, and much of it is made up of gated complexes with pools and mature gardens.

Day-to-day shopping works well on foot. There are small supermarkets, pharmacies, bars and restaurants within a few hundred metres of most streets, with larger supermarkets and the shops of central Torrevieja a short drive away.

The neighbourhood is genuinely mixed. A good number of homes are lived in all year, so it stays open in winter, while other blocks fill up in summer with owners and holidaymakers.

Practical things are close. Torrevieja has a public hospital and private clinics, plus state schools within a couple of kilometres, and international and private schools in the wider Torrevieja and Orihuela Costa area. The Lagunas de La Mata y Torrevieja nature park, with its well-known pink salt lake, is on the edge of town and good for walking and cycling.

How much does property cost in Los Frutales?

At the time of writing (September 2026), prices in our own listings look like this:

A typical home here has three bedrooms and around 95 m² of built space, often with a terrace or solarium. Around seven in ten of the homes we list have a pool, usually communal.

Almost everything for sale is resale rather than new build, because the area was developed years ago and there is little spare land. If you want a brand new home you will normally look a little further out, for example in Aguas Nuevas or Nueva Torrevieja.

On a resale purchase in the Valencian Community, transfer tax (ITP) is 9% of the price, rising to 11% on the part above €1 million from 1 June 2026. A new build instead carries 10% IVA plus 1.4% stamp duty (AJD).

How far is Los Frutales from the beach and the airport?

The nearest sandy beach is Playa de los Locos. Depending on your street it is anything from about 400 metres to a kilometre, so a walk of five to fifteen minutes.

Parts of the coast here are rocky rather than sandy, with small coves that locals use for swimming. If you want long stretches of sand, La Mata to the north and Playa del Cura in the town centre are both a short drive.

For airports, allow around 40 to 50 minutes by car to Alicante-Elche (ALC), and roughly 45 to 55 minutes to Región de Murcia (RMU) at Corvera. Both are easy runs on dual carriageway.

Is Los Frutales good for golf?

It is a sensible base if you play once or twice a week rather than every day. Nothing is on your doorstep, but a good cluster of courses sits within a 20 to 30 minute drive south and inland.

That mix gives you mature, walkable courses and one or two of the best-regarded layouts on the Costa Blanca, without paying golf-front prices for your home.

Who buys in Los Frutales, and is it a good place to rent out?

Buyers here tend to be Nordic, British, Belgian, Dutch and German, along with Spanish owners from Madrid and the region. The area has a long-standing Finnish and Swedish following, which you notice in the shops and clubs nearby.

Most are buying a holiday home or a place to retire to, and a smaller group buy to let. The draw is the same in each case: walkable to the sea, quiet streets, a pool in the complex and a full range of shops and health care in town.

For letting, the location is strong in summer thanks to the beach, and reasonable in winter for long stays, because the area does not close down. Holiday letting needs a tourist licence, and not every building or community allows one, so always check the licence position and the community rules before you commit.

Do I need a car if I live in Los Frutales?

Not for everyday life: shops, bars and the beach are within walking distance of most streets. A car is useful for the big supermarkets, golf, hospital visits and trips along the coast.

Are there new-build homes in Los Frutales?

Very rarely. The neighbourhood is already built up, so almost all sales are resale properties. For new build you would look at other parts of Torrevieja or slightly inland.

What are the community fees like?

They vary by complex and are usually modest for a small block with a shared pool and gardens. Fees are higher where there are large pool areas, lifts or gated security, so ask for the exact figure on any home you like.

Is Los Frutales quiet in winter?

Yes, and it stays reasonably lived-in. Many owners are here all year or for long winter stays, so local bars and shops keep trading through the colder months.

Can I get a sea view here?

Some homes do have sea views, usually upper floors, penthouses and properties on the higher streets or with a solarium. Views are the main reason two similar apartments can differ a lot in price.

Which beach do locals actually use?

Playa de los Locos is the nearest sandy beach and the most used. Parts of the coastline nearby are rocky with small coves, which many residents prefer for a quieter swim.
