Where is Aguas Nuevas?
Aguas Nuevas is part of the municipality of Torrevieja, in the province of Alicante. It lies roughly 3 km north of the town centre, on the inland side of the coast, and stretches towards the rocky coves and the road up to La Mata.
Its neighbours give a good idea of the setting. Torre del Moro sits close to the sea on one side, while Nueva Torrevieja and Torreblanca lie towards the town. The La Mata and Torrevieja salt lakes and their natural park are a short drive inland.
The N-332 dual carriageway runs close by, so you are quickly on the road north towards Alicante or south towards Cartagena and Murcia. Local buses connect the area with the centre of Torrevieja and La Mata.
What is it like to live in Aguas Nuevas?
It feels like a real neighbourhood rather than a holiday resort. The streets are mostly residential and calm, with a mix of Spanish residents and northern Europeans living here all year.
Day to day shopping is easy. There are supermarkets, bakeries, bars, restaurants and small local shops within walking distance of most streets, and the much wider choice of Torrevieja town, including its main shopping centre and the weekly street market, is a short drive or bus ride away.
For sport and leisure, the area is close to Torrevieja's municipal sports facilities, with tennis, padel, gym and pool options, and to the town's water park. There are small parks and plazas dotted through the neighbourhood, including a well-kept aromatic herb garden park that locals use for walking.
- Healthcare: Torrevieja has a public hospital and local health centres, plus many private clinics and English-speaking dentists.
- Schools: Spanish state schools are in Torrevieja itself, and there are international schools elsewhere on the Costa Blanca South within driving distance.
- Winter: Torrevieja stays open and busy in winter, so shops, bars and doctors are available all year. That is not true of every resort on this coast.
How much does property cost in Aguas Nuevas?
All figures below come from our own current listings at the time of writing (September 2026). They are a guide, not a valuation: plot size, condition, orientation and how close you are to the sea all move the price.
- Apartments and duplexes: most sit between about €220,000 and €300,000, with the typical two or three bedroom apartment around €255,000.
- Villas: the typical villa is around €635,000, with a broad range either side depending on plot and build quality.
- Top of the market: the largest modern villas here reach about €1,350,000.
- Overall: the mid-point across all our homes in Aguas Nuevas is around €549,000, because villas make up most of what we sell here.
A typical home on our books has three bedrooms and around 142 m² built. Private or communal pools are the norm rather than the exception, and roughly half of what we list here is new build, so you can choose between a ready-to-move-in resale and a modern home with better insulation and air conditioning.
On buying costs, resale purchases in the Valencian Community carry 9% transfer tax (ITP), rising to 11% on the portion above €1M from 1 June 2026. New build is 10% IVA plus 1.4% stamp duty (AJD).
How far is Aguas Nuevas from the beach and the airport?
Distances depend on which street you are on, which is why it pays to check each listing. From the eastern, seaward parts of Aguas Nuevas the coast is under a kilometre, an easy walk of about 10 to 15 minutes. From the inland edge it is closer to 2 to 3 km, so a short drive or bus ride.
You have a choice of coastline. The stretch nearest Aguas Nuevas is rocky with small coves, good for swimming and snorkelling, while the long sandy beach at La Mata, with its wooden boardwalk and beach bars, is a few minutes away by car.
For flights, Alicante-Elche (ALC) is about 33 km in a straight line, which in practice is around 35 to 45 minutes by car. Región de Murcia airport at Corvera (RMU) is about 65 km away, roughly 50 to 60 minutes by road.
Is Aguas Nuevas good for golf?
There is no golf course inside Aguas Nuevas, but you are well placed for the courses of the Costa Blanca South. La Marquesa Golf at Ciudad Quesada is the closest, roughly 8 km away in a straight line and about 15 minutes by car.
Within a 20 to 25 minute drive you also have Villamartín, Real Club de Golf Campoamor, Las Ramblas, La Finca at Algorfa, Vistabella and Las Colinas Golf & Country Club. That is a strong choice for anyone who wants to play two or three times a week without living on a fairway.
Buyers who want a golf-side home often look at the courses further inland instead. Aguas Nuevas suits people who would rather be near the sea and the shops, and drive to golf.
Who buys in Aguas Nuevas, and is it good for renting out?
We see a wide mix here: British, Scandinavian, Belgian, Dutch, German and Polish buyers, alongside Spanish families. Some are buying a main home for retirement, some a holiday base they use several times a year.
It appeals to two groups in particular. Families and year-round residents like the quiet streets, the schools and services on the doorstep, and the fact that you can live here without a car if you choose your street well. Villa buyers like the plots, the pools and the proximity to both the sea and the town.
For rentals, the location works in your favour: close to the beach for summer holidaymakers, and close to shops and healthcare for longer winter lets to northern Europeans. Short-term holiday letting needs a tourist licence and, in most cases, the agreement of the community, so check both before you count on that income.
If you would like help comparing streets, or an honest view on what a particular home is worth, browse the properties above or call in to our office in Cabo Roig. We are always happy to talk it through.
Frequently asked questions
Can I live in Aguas Nuevas without a car?
In most parts, yes. Supermarkets, bars and bus stops are within walking distance, and buses run to Torrevieja centre and La Mata. A car still makes life easier for golf, airport runs and bigger shops.
Are there sea views from Aguas Nuevas?
Some homes on the higher and more seaward streets have partial or distant sea views, often from a roof terrace or solarium. Views vary a lot from street to street, so always check on a viewing.
Do homes here come with a pool?
Very often. The large majority of the homes we list in Aguas Nuevas have either a private pool or access to a communal one, which is normal for the area.
What are community fees like?
Fees depend on the complex and what it includes: a pool, gardens, lifts or a gym all add cost. Detached villas with a private pool usually have low or no community fees but you pay for your own maintenance.
Is it noisy or busy in summer?
Aguas Nuevas is quieter than the seafront areas of Torrevieja. It gets busier in July and August, but it is a residential neighbourhood rather than a nightlife area.
Is it better to buy new build or resale here?
Both are widely available in Aguas Nuevas. New build gives you modern insulation, air conditioning and a warranty, while resale usually means a larger plot or terrace for the money and a quicker move-in.
