Where is El Limonar?
El Limonar sits on the western, inland side of Torrevieja, in the province of Alicante on the Costa Blanca South. It is part of the belt of residential districts that includes La Siesta, El Chaparral and Paraje Natural, all of which offer much the same day-to-day services.
The neighbourhood is close to the Lagunas de La Mata y Torrevieja natural park. Laguna de La Mata lies roughly 3 km to the north, and Torrevieja's own lagoon is a short drive south, so salt lake views and sunsets are part of local life here.
Everything in Torrevieja town is within a few minutes by car: the port, the promenade, the shopping centre and the weekly street market. Neighbouring districts such as Aguas Nuevas and Nueva Torrevieja are also close, which is useful if you want to compare areas before you choose.
What is it like to live in El Limonar?
It is quiet, flat and practical. Streets are residential rather than touristy, and most homes are in communities with a shared pool and garden.
This part of Torrevieja has grown from simple urbanisations into fully serviced neighbourhoods with their own schools, supermarkets and medical facilities. That matters if you plan to live here all year rather than just in summer.

Torrevieja itself is one of the most international towns in Spain, so English, Scandinavian languages, German and Polish are all commonly heard. Winter here is busy enough for shops and restaurants to stay open, which is not true of every coastal area.
How much does property cost in El Limonar?
At the time of writing (September 2026), the homes we have in El Limonar are almost all new build, and nearly all come with a communal pool. That shapes the prices below, so read them as the cost of new stock rather than the cost of the whole neighbourhood.
- Typical new-build two-bedroom apartment: around €330,000, usually about 80 m² built

Older resale bungalows, duplexes and townhouses in the same streets are considerably cheaper. On the open market you will see two-bedroom resale homes in El Limonar and Altos del Limonar advertised from roughly €100,000 to €150,000, usually needing some updating and without the newer build quality.
Buying costs: on a resale home in the Valencian Community, transfer tax (ITP) is 9% from 1 June 2026, rising to 11% on the part above €1M. On a new build you pay 10% IVA plus 1.4% stamp duty (AJD). Budget for notary, land registry and legal fees on top.
How far is El Limonar from the beach and the airport?
You are inland, but not far inland. Torrevieja's beaches are around 3 to 3.5 km away, which is a five to ten minute drive or a bus ride.
The closest big sandy beach is Los Locos, a golden-sand urban beach of roughly 700 metres with a promenade, restaurants, sun loungers, showers, lifeguards and a rocky section with ladders down to the water. La Mata's long beach is a little further north, and the coves and rocky shore around Torre del Moro are an easy drive south.
For airports, expect around 40 to 50 minutes by car to Alicante-Elche (ALC) and around 50 to 60 minutes to Región de Murcia (RMU) at Corvera, traffic depending. Both are realistic for regular trips home.
Is El Limonar good for golf?
Yes, and that surprises some buyers because the neighbourhood itself is not a golf urbanisation. You are simply well placed between several courses.

- Villamartín Golf and Las Ramblas Golf in Orihuela Costa
- Real Club de Golf Campoamor and Las Colinas Golf & Country Club to the south

All seven sit within about 25 minutes of home, so you can play a different course most weeks without moving house or paying golf-front prices.
Who buys in El Limonar?
Buyers here tend to be people who have already visited Torrevieja and decided they want space, quiet and a pool rather than a seafront address. We see British, Belgian, Dutch, Scandinavian, German and Polish buyers, along with Spanish families.
It suits three groups in particular: retirees who want flat streets and services close by, working couples who can drive to the coast in minutes, and families who need schools and everyday shops rather than nightlife. Holiday-home buyers also like it, because a two-bedroom apartment with a communal pool here costs less than the equivalent near the sand.
Is El Limonar a good place to rent out?
It can work well, though it is a value rental rather than a premium beachfront one. Torrevieja draws visitors all year, and long winter lets to northern Europeans are a steady part of the market here.
Homes with a communal pool, air conditioning, a lift or a solarium let best, and being on a bus route to the beach helps. For short holiday lets in the Valencian Community you need a tourist licence, and the rules have tightened in recent years, so always check the position for the specific property and community before you buy.
