Where is Redován?
Redován is an inland municipality in the province of Alicante, in the Valencian Community. It belongs to the Vega Baja del Segura, the flat, fertile valley of the River Segura that makes up the inland half of the Costa Blanca South.
The town lies at the foot of the Sierra de Callosa, one of the rocky ridges that rise out of the valley floor, and is surrounded by irrigated orchards and vegetable fields. Orihuela, the historic capital of the comarca, is about 7 km away.
Access is straightforward. The N-340 and the A-7 motorway run close by, so Murcia, Elche and Alicante are all easy drives.
Neighbouring towns feel much the same in character, so it is worth comparing a few. Many buyers who look here also look at Cox, Benferri and Rafal.
What is it like to live in Redován?
It is a real Spanish town, not a resort. Daily life centres on the town square, where the bars, restaurants and shops are, and where local celebrations take place.
Spanish is the everyday language of the Vega Baja, and you will hear very little English in the shops. If you want to learn Spanish, this is a good place to do it. If you want an English-speaking bubble, the coast suits you better.
The town has some genuine history behind it. Points of interest include the parish church of San Miguel Arcángel, the old clock tower building and the 18th-century palace that now houses the town hall.
The big date in the calendar is September. The patronal fiestas in honour of the Virgen de la Salud and San Miguel Arcángel run through the month, with a pilgrimage up to the sierra, Moors and Christians parades and plenty of street events.
Practical things are close. Public healthcare for the whole valley is centred on the Hospital Vega Baja, just outside Orihuela near San Bartolomé, and larger supermarkets and retail parks are a short drive away. International schools are found mainly nearer the coast, so families should plan a school run.
How much does property cost in Redován?
Redován is one of the more affordable parts of the Costa Blanca South, because buyers here are mostly local families rather than holidaymakers. Our own stock in the town is small and changes often, so treat the figures below as a guide and not a market index.
At the time of writing (September 2026), homes we have offered in Redován have covered a wide span:
- Building plots from well under €50,000, depending on size and services.
- Town houses and village houses often in the €100,000 to €200,000 range.
- Larger detached houses and country properties with land, reaching into the high hundreds of thousands.
Three bedrooms is typical, and built areas here tend to be generous compared with coastal apartments. Private pools are less common than on the golf resorts, and almost everything for sale is resale rather than new build.
On buying costs, resale purchases in the Valencian Community carry transfer tax (ITP) of 9%, rising to 11% on the portion above €1 million from 1 June 2026. New build carries 10% IVA plus 1.4% stamp duty (AJD).

How far is Redován from the beach and the airport?
Redován is inland, so the sea is a drive rather than a walk. The nearest Costa Blanca beaches, around Guardamar del Segura and the Torrevieja coast, are usually about 30 to 40 minutes by car.
For flights you have two options, which is one of the real advantages of the Vega Baja:
- Alicante-Elche airport (ALC): around 35 to 45 minutes by car.
- Región de Murcia airport (RMU, Corvera): around 40 to 50 minutes by car.
A car is close to essential for living here. There are bus links along the valley, but shopping, the hospital, the beaches and the airports are all much easier on four wheels.
Is Redován good for golf and the outdoors?
For golf, you are living between courses rather than on one. Vistabella Golf, an 18-hole layout designed by the Spanish tour player Manuel Piñero, is around 15 to 20 minutes away, and La Finca Golf at Algorfa is a similar drive. Several more Orihuela Costa courses are within half an hour.
The bigger draw here is the mountain on the doorstep. The Sierra de Callosa behind the town gives walkers and climbers rough, dry hill country with long views over the valley.
Redován is also known among Spanish climbers for its via ferrata, a cabled mountain route with easier sections and some genuinely hard ones, including a suspension bridge. It is not a gentle stroll, so go prepared or go with a guide.

Who buys in Redován?
Buyers here tend to fall into a few clear groups. Some want space and value: a large house, a plot of land or a project, for the price of a small coastal apartment.
Others want integration. People who intend to live in Spain all year, speak Spanish and be part of a Spanish town often prefer Redován to a resort urbanisation.
It is less suited to short holiday letting. Tourist demand is on the coast, so if rental income is your main goal, a beach or golf property will normally work harder. Long-term rental to local tenants is the more realistic route inland.

Frequently asked questions
Do many British or other international residents live in Redován?
There are some foreign residents, but far fewer than on the coast. Expect a mainly Spanish neighbourhood and everyday life in Spanish.
Is it easy to find land or an older house to renovate in Redován?
Plots and older properties do come up here more often than on the coast, and at lower prices. Supply is irregular, so it helps to be registered with us and ready to view quickly.
Can I get by without a car in Redován?
You can manage day to day, because shops, bars and services are in the town centre. For the hospital, big supermarkets, beaches and airports a car makes life much easier.
What is the weather like inland compared with the coast?
Very similar amounts of sunshine, but slightly hotter summer days and cooler winter nights, because you lose the sea breeze. Rainfall is low all year.
Are there international schools within reach?
Redován has Spanish state schooling, and the nearest international schools are towards Orihuela Costa and the coast. Plan on a drive of roughly 30 to 40 minutes each way.
Will a property in Redován be easy to sell again?
Inland towns usually sell to a smaller pool of buyers than the beach resorts, so allow more time. Well-priced houses with land or a good town-centre position tend to move best.
