Where is Benferri?

Benferri is an inland town in the Vega Baja del Segura, the southern corner of Alicante province in the Valencian Community. Redovan, Cox and Albatera are all close neighbours.

It is a compact place. The municipality covers only 12.4 square kilometres and sits about 52 metres above sea level, some 2.5 kilometres north of the Sierra de Orihuela range.

Orihuela is the nearest city and the judicial district Benferri belongs to. The town is hemmed in to the north and south by Orihuela's municipal land and also reaches the boundary with the Region of Murcia, so you are within easy reach of both Alicante and Murcia.

What is it like to live in Benferri?

Benferri is one of the smallest municipalities in the Vega Baja, with a registered population of just over 2,000 people. It is a working agricultural community on a flat plain, with orange and lemon groves, and old irrigation channels, some dating back to Moorish times.

Day to day life is Spanish. There are local bars and restaurants and the town has no single main shopping street, so you tend to wander and find things. Bigger supermarkets, banks, health services and shops are a short drive away in Orihuela and the surrounding towns.

Most international residents live at Benfis Park, a residential area on the northern edge of town. It has long had a small foreign community, mainly British and German.

The town keeps its traditions. The fiestas of San Jerónimo and the Virgen del Rosario run between August and October, with parades, music and processions, and October brings the Rosario de la Aurora, early morning singing through the streets that has been passed down for generations.

Outdoors, this is good walking and cycling country. A network of rural lanes leads out through the groves, and locals also head to the park of El Vertiente and the dry bed of the Rambla de Abanilla.

How much does property cost in Benferri?

Benferri is a small market, so what is available changes a lot from month to month. Our own stock here is usually detached houses rather than apartments.

At the time of writing (September 2026), the homes we have listed in Benferri sit between about €280,000 and €375,000, with a typical figure around €340,000. These are generous properties: three bedrooms is normal and built areas of around 250 square metres are common, which is far more space than you get for the same money near the sea.

Almost everything sold here is resale rather than new build, although small new developments do appear from time to time. On buying costs, resale transfer tax (ITP) in the Valencian Community is 9% (11% on the part above €1M from 1 June 2026). A new build is 10% IVA plus 1.4% stamp duty (AJD).

Because supply is thin, it is worth registering your requirements with us rather than waiting for the right house to appear online.

How far is Benferri from the beach and the airport?

Benferri is inland, so the beach is a drive rather than a walk. Plan on around 35 to 45 minutes by car to the Costa Blanca beaches at Guardamar, Torrevieja or Santa Pola, depending on which stretch of coast you prefer.

There is no golf course in Benferri itself, but courses in the Orihuela and Murcia direction, including Vistabella, are within a 20 to 30 minute drive.

Who buys in Benferri?

Buyers here are usually looking for space, quiet and value, not a beachfront balcony. Typical profiles are:

If you want beach-walking distance, bars open all winter and rental demand from holidaymakers, the coastal resorts suit you better. If you want a village that carries on as normal in January, Benferri does that well.

What should you know before buying in Benferri?

Be honest with yourself about three things. First, you will need a car: inland public transport is limited and most shopping, schooling and appointments happen in Orihuela or nearby towns.

Second, Spanish helps. English is spoken in parts of Benfis Park, but the town itself runs in Spanish, which many people see as the main attraction.

Third, holiday letting income is modest compared with the coast. Benferri is more of a place to live in than a rental investment, although a well-presented villa with a pool can do reasonable summer business.

One practical point: the Rambla de Abanilla is a dry watercourse that fills only in heavy rain, so as anywhere in the Vega Baja it is worth checking a property's flood and drainage situation before you commit. Nearby Bigastro and San Isidro are worth a look too if you like this kind of inland living.

Can I manage in Benferri without speaking Spanish?

You can get by, especially in Benfis Park where there is a small British and German community, but basic Spanish makes daily life much easier in the town itself.

How is the drive from Benferri to Alicante or Murcia?

Both cities are easy day trips by car, roughly half an hour to 45 minutes depending on traffic, and Orihuela's railway station is about 15 minutes away.
