Where is Rafal?

Rafal sits in the Vega Baja del Segura, in the south of Alicante province. It is one of the smallest municipalities in Spain by area, and it is unusual in another way too: the town is almost completely enclosed by land belonging to Orihuela and Callosa de Segura.

To be accurate about that, here are the plain facts. The municipality covers only about 1.6 square kilometres and lies on the left bank of the River Segura, roughly 50 km south of Alicante city. Access is normally from the A-7 motorway, linking on to local roads.

Rafal is inland, not coastal. It sits around halfway between Orihuela and the coastal towns of Guardamar del Segura and Torrevieja, so the sea is a short drive rather than a walk.

Neighbouring towns of a similar size and feel are worth comparing if you are still choosing. Look at Almoradí, Redován and Bigastro, all within a few minutes by car.

What is it like to live in Rafal?

Rafal is a working Spanish town, not a resort. The land around it is irrigated market garden country, the huerta, laid out with canals and ditches and planted with citrus and vegetables. Farming has shaped the place for centuries and still shapes the local economy.

The town centre is easy to get around. After the 1829 earthquake Rafal was rebuilt on a grid plan of wide, straight streets, which gives it a sense of order and space that many older Vega Baja towns do not have.

The most prominent building is the parish church of Nuestra Señora del Rosario, built in the 17th century and holding artwork of real local value. There is also a small ethnographic museum, put together from objects donated by residents, showing how people here used to live and work.

Life is quiet and local. Expect a handful of bars, a bakery or two, small shops, a pharmacy, a health centre, schools in Spanish and a very strong tradition of music and local associations. Larger supermarkets, banks and specialist shops are a few minutes away in Almoradí or Orihuela.

The fiestas are genuinely good. Holy Week brings La Graná, a much-loved moment at dawn on Easter Sunday, and in October the Moors and Christians groups fill the streets with music and costume.

Honest points to weigh up

How much does property cost in Rafal?

At the time of writing (September 2026), homes we are marketing in Rafal sit between roughly €175,000 and €420,000. The typical asking price is around €295,000.

The mix here is unusual and worth understanding. Rafal is mostly detached villas rather than apartments, and most of what comes up is new build with its own private pool. Typical properties are three bedrooms with around 120 m² built, on their own plot.

Compared with the coast, you are buying space. A villa with a pool here often costs what a two-bedroom apartment costs within walking distance of the sea.

Buying costs

On a resale home in the Valencian Community, transfer tax (ITP) is 9% of the purchase price, rising to 11% on the part above €1 million from 1 June 2026. On a new build you pay 10% IVA plus 1.4% stamp duty (AJD) instead. Notary, land registry and legal fees come on top.

How far is Rafal from the beach and the airport?

Rafal lies a short distance north of the River Segura, around 20 km from where it reaches the sea at Guardamar del Segura. In practice that means about 25 minutes by car to Guardamar's beaches and dunes.

La Mata, Torrevieja and the Orihuela Costa beaches are a little further, usually 30 to 40 minutes depending on the road and the season.

Airports: Alicante-Elche (ALC) is 33 km away in a straight line, which is normally around 30 to 40 minutes by car. Región de Murcia (RMU, Corvera) is 41 km in a straight line, so allow around 40 to 50 minutes. Two airports within an hour makes Rafal easy for family and friends visiting.

For healthcare, the Vega Baja public hospital is near Orihuela, with private clinics on the coast. There are railway stations on the Alicante to Murcia line in nearby towns, though most residents drive.

Is Rafal good for golf?

Yes, and this is one of the strongest arguments for buying here. Rafal has no course of its own, but three sit within a short drive.

The coastal courses around Villamartín and Campoamor are further, but still a comfortable morning outing. If you play two or three times a week, living inland at Rafal prices while keeping this many courses in range works out well.

Who buys in Rafal, and is it good to rent out?

Buyers here tend to know what they want. Most are Northern Europeans, British, Belgian, Dutch, Scandinavian, German and Polish among them, who have looked at the coast, seen the prices, and decided they would rather have a detached villa and a pool a few minutes inland.

It also suits people who actively want Spanish neighbours, a real town with real shops, and golf close by. Families who want to be near schools and services, and golfers who play year-round, both do well in Rafal.

On renting out, be realistic. Rafal is not a holiday destination in itself, so short holiday lets get far less passing demand than La Zenia or Guardamar. Long-term and winter lets to people working or wintering in the Vega Baja are the more dependable route, and any tourist letting needs the proper regional licence.
