Where is Cox?
Cox is an inland town in the south of Alicante province. It is a municipality in the comarca of Vega Baja del Segura, in the Valencian Community, and it sits at the foot of the Sierra de Callosa mountain range.
It is one of three towns, along with Granja de Rocamora and Callosa de Segura, that lie against the eastern slopes of the sierra, on the otherwise flat plain of the Vega Baja. Orihuela, the main town for shopping and services, is roughly 8 km away by road, with Elche and Murcia both under half an hour.
Getting in and out is easy. Cox is only a couple of kilometres from the A-7 motorway, and the high-speed rail line to Murcia includes a station named Cox/Callosa de Segura just south of the town.
If you are comparing small inland towns, Cox sits in the same band of villages as Redován, Rafal and Albatera, all within a short drive.
What is it like to live in Cox?
Cox is a real Spanish town, not a holiday resort. It had about 7,700 residents at the start of 2025, and fewer than 200 of them came from the UK or other EU countries. That is the honest picture: you will hear Spanish first, and a little of the language goes a long way.
Life here runs on farming and trade. The fertile plain has been farmed for centuries, helped in recent decades by the Tajo-Segura water canal, and the town is known for its busy fruit and vegetable trade. Around it you have supermarkets, shops, schools, banks and parks for day to day life.
Things to do are simple and local:
- The castle. The Muslim fortress above the town has been fully renovated and gives wide views over the Vega Baja.
- Walking. The Sierra de Callosa reaches 578 metres and over 1,500 hectares of it are protected as a municipal nature reserve, with paths through the huerta below.
- History. There is the Museo Villa de Cox, an ethnological museum, and the 18th-century church of San Juan Bautista in the old centre.
- Fiestas. The main festival is the Virgen del Carmen in July, which includes a Moors and Christians parade.
Expect hot, dry summers, mild winters and a slower pace than the coast. Evenings are quiet.
How much does property cost in Cox?
At the time of writing (September 2026), the homes we list in Cox are almost entirely new build villas, most of them semi-detached or detached with a pool.
- Asking prices run from around €209,000 to about €329,000.
- A typical villa sits close to €255,000.
- Three bedrooms is the usual layout, with around 80 to 90 m² of built space plus terraces, patio or solarium.
- Every home we currently list here has a pool, private or communal.
Because the stock is new build, the plots and finishes are modern: white render, open-plan living, off-street parking. Build sizes are compact, so check the garden and solarium areas as well as the internal metres.
On costs, new build in the Valencian Community carries 10% IVA plus 1.4% stamp duty (AJD). Resale purchases are taxed at 9% transfer tax (ITP) from 1 June 2026, rising to 11% on the part above €1 million.
How far is Cox from the beach and the airport?
Cox is inland, so the sea is a drive, not a walk. The nearest sandy beaches are at Guardamar del Segura, usually around 25 to 30 minutes by car, with Torrevieja about 25 minutes away for bigger shops, restaurants and marina life.
For flights:
- Alicante-Elche (ALC): about 35 km in a straight line, so roughly 35 to 45 minutes by road.
- Región de Murcia (RMU, Corvera): about 41 km in a straight line, or roughly 40 to 50 minutes.
Two airports within an hour is one of the practical reasons buyers look at this part of the Vega Baja. The motorway is close, so airport runs are straightforward even in summer.
Is Cox good for golf?
Yes, if you are happy to drive 20 minutes. Cox has no course of its own, but two well-known ones sit just to the south.
- Vistabella Golf is about 13 km away in a straight line.
- La Finca Golf at Algorfa is about 14 km in a straight line.
La Finca is the best-known championship course locally, set among mature trees and lakes. More courses around Rojales and Orihuela Costa are within half an hour, so a golf week here is easy without paying resort prices for your home.
Who buys in Cox, and is it good for renting out?
Cox suits buyers who want space and value over sea views. In practice that means people who want a new villa with a pool for the price of a coastal apartment, and who do not mind driving to the beach.
Typical buyers include:
- Couples and families relocating full time, often working remotely or retired.
- Second-home buyers who use the AP-7 and two airports and want low running costs.
- Buyers priced out of the coast who still want three bedrooms and a garden.
For rentals, be realistic. Cox is not a holiday-let hotspot: there are few tourists and demand comes mainly from long-term Spanish tenants and from visitors using the town as a base for golf and the beaches. A long let to a local tenant is usually the steadier option, and short lets need a Valencian tourist licence. If holiday income is your main goal, a coastal area will do more work for you.

Do I need to speak Spanish to live in Cox?
It helps a lot. Cox is a Spanish-speaking town with very few foreign residents, so English is not widely spoken in shops and offices. Many buyers manage with basic Spanish and use a gestor or their agent for paperwork.
Is there a doctor or pharmacy in Cox?
The town has everyday services including pharmacies and a local health centre for routine appointments. For hospital care, residents use the larger facilities in the Orihuela and Vega Baja area, a short drive away.
Can I get to the coast and the airport without a car?
There is a high-speed rail station serving Cox and Callosa de Segura just south of the town, plus regional bus links. Even so, we would recommend a car here: beaches, golf and larger supermarkets all involve a short drive.
Are the new build villas in Cox ready to move into?
It varies by development. Some are finished and available now, others are sold off plan with a build period, so ask us about the stage of each project and the payment schedule before you commit.
What extra costs should I budget for on top of the price?
Allow for purchase tax, notary, land registry and legal fees, plus any mortgage costs. After completion, budget for annual council tax (IBI), rubbish charges, utilities and community fees if the pool or gardens are shared.
Is Cox a good choice for families with school-age children?
It can be. There are local state schools teaching in Spanish, which suits younger children well, and international schools in the Orihuela and Torrevieja area are within driving distance for older ones.
