Where is Rocio del Mar?

Rocio del Mar is part of Orihuela Costa, the coastal strip of the municipality of Orihuela in southern Alicante province. It sits at the northern end of that strip, right next to Punta Prima and close to the Torrevieja town boundary.

The urbanisation lies on the beach side of the N-332 coast road. Opposite Rocio del Mar, across the dual carriageway, is the Punta Marina commercial centre, connected by a pedestrian bridge.

Distances to the places you will use most are short:

What is it like to live in Rocio del Mar?

It is a settled, low-key place. Most streets are two and three storey buildings with gardens and communal pools, so there are no high-rise towers and very little through traffic.

Day to day life happens on foot. There are bars, restaurants and small shops dotted around the urbanisation and along the nearby Punta Prima strip, covering Spanish, Italian, British and international food. For a full weekly shop, Zenia Boulevard is a short drive south: it is the largest shopping centre in Alicante province and opens daily.

The Saturday street market at Playa Flamenca is the local ritual. It runs on Saturday mornings with roughly 350 stalls selling fruit, vegetables, clothes and household goods.

For health care, there are medical and dental centres and pharmacies locally, with Torrevieja's public hospital and the private Quirónsalud Torrevieja a short drive away. Families with school-age children usually look at the state school in Playa Flamenca or, for the English system, El Limonar International School at Villamartín, about ten minutes by car.

Honest note: the N-332 is close, so traffic noise varies street by street. Come and listen before you commit. Winter is quieter than summer, but this is a year-round neighbourhood rather than a resort that closes down.

How much does property cost in Rocio del Mar?

All figures below come from our own listings at the time of writing (September 2026), rounded. Prices move, so treat them as a guide.

A typical home on our books here has three bedrooms and around 90 m² of built space. Roughly four in ten come with a pool, usually communal. Almost everything is resale: new build is a small slice of the market, so if you want brand new you will most likely be looking at neighbouring urbanisations.

On buying costs, resale purchases in the Valencian Community carry transfer tax (ITP) of 9%, rising to 11% on the part above €1 million from 1 June 2026. New build is 10% IVA plus 1.4% stamp duty (AJD).

How far is Rocio del Mar from the beach and the airport?

The urbanisation has its own beach named after it. The local beach, Cala Piteras (also known as Playa Rocío del Mar), is a small cove with clear water that is excellent for snorkelling. It is a semi-urban beach backed by urbanisations and coastal green space, with no facilities on the sand itself, so bring what you need or stop at a bar on the way.

From most addresses in Rocio del Mar it is a walk of roughly 10 to 20 minutes to the sea, depending on which street you are on. Punta Prima's marina and the rocky coves nearby are a little further along the same coastal path.

For flights, both southern airports are realistic:

You do not strictly need a car to live here, since shops, bars and the beach are walkable and buses run along the coast road to Torrevieja in about 20 minutes. Most owners keep one anyway.

Is Rocio del Mar good for golf?

Yes, and that is one of the quiet reasons buyers choose this end of the coast. Eight courses sit within a 15 km radius, so you can play a different one most days of the week without a long drive.

If golf is the main reason for your move, it is worth comparing Rocio del Mar with homes closer to the courses themselves, such as La Ciñuelica and Villa Rosa.

Who buys in Rocio del Mar, and is it good for renting out?

Buyers here are mostly international. Across Orihuela Costa more than 70% of residents are foreign nationals, and Rocio del Mar reflects that: British, Scandinavian, Belgian, Dutch, German and Polish owners, plus a growing number of Spanish families from further inland.

The split is roughly three groups. Retired and semi-retired couples who live here most of the year, working owners who come for long spells in spring and autumn, and families buying a holiday home they also rent.

For letting, the combination of a walkable beach, restaurants on the doorstep and the airports within an hour works well. Summer weeks fill easily and the winter months bring longer bookings from northern Europe. You need a tourist rental licence for short holiday lets, which depends on the property and the community rules, so check before you buy if income matters to you. Long-term winter lets are a simpler route for many owners.

Frequently asked questions

Is Rocio del Mar in Torrevieja or Orihuela Costa?

It is part of Orihuela Costa, in the municipality of Orihuela, but it sits right on the edge of Torrevieja and many listings label it as Torrevieja. Practically speaking you use services in both.

Are there pools and gardens, or do I need my own?

Most apartment and bungalow complexes here have communal pools and gardens maintained by the community. Around four in ten of the homes we list have pool access of some kind, and detached villas often have a private pool.

What are community fees like?

They vary a lot by complex, mainly according to how big the pool and gardens are and whether there is a lift or gated parking. We give you the exact figure for each property before you make an offer.

Is it noisy in summer?

Streets nearest the N-332 and the bars get busier in July and August, while the inner streets stay calm. It is worth visiting the exact address at different times of day.

Can I find a three-bedroom home for under €250,000?

Yes, at the time of writing (September 2026) three-bedroom apartments and bungalows in that price band do come up here, though the best ones sell quickly. Larger villas are a very different budget.

What about parking?

Many older properties rely on free street parking within the urbanisation, which can be tight in peak season. Newer blocks and villas usually include a garage or private space.
