Where is Guardamar del Segura?
Guardamar sits on the coast of the Costa Blanca South, in the Vega Baja district of Alicante province. The town lies where the River Segura meets the Mediterranean, with the N-332 running past it and easy links north to Alicante and south to Torrevieja.
It is a real town, not a resort built around one urbanisation. There is a town hall square, a church, schools, a health centre, banks and supermarkets, plus a marina at the river mouth.
Inland neighbours are close. Ciudad Quesada and Rojales are only a short drive away, which is useful if you want to compare coastal and inland living before you buy.
What is it like to live in Guardamar del Segura?
The defining feature is the green belt between the houses and the sea. The dunes and pine forest cover around 800 hectares and are protected as a Site of Community Importance, the result of a reforestation project begun in the late 1890s to stop the sand burying the town.
That means shaded walking and cycling paths, birdsong and sea air rather than a wall of towers along the sand. Wooden walkways lead through the trees to the beach, and there is parkland inside the town too.
Day to day life is straightforward. There is a weekly street market (Wednesday is the long-standing main market day), family restaurants in the centre and along the seafront, and pharmacies, clinics and a public health centre in town.
Guardamar stays busy in winter, though quieter than in August. It feels more Spanish than some nearby resorts, so a little Spanish helps, but English is widely spoken in shops and bars.
Housing splits into the town itself, the beachside zones, and larger urbanisations inland such as El Raso, which has its own shops and a strong resident community.
How much does property cost in Guardamar del Segura?
All figures below come from our own current listings at the time of writing (September 2026). They are a snapshot of what is for sale, not an official index.
- Apartments: the middle of the market is around €295,000, but older resale flats start under €150,000 and the cheapest homes we list begin near €99,000.
- Townhouses and detached houses: typically around €280,000 to €300,000.
- Villas: usually from about €400,000 to €500,000, with the largest sea-view and luxury homes reaching €1.25 million.
- Penthouses: often around €450,000 to €500,000 because of their terraces and views.
Why the averages look high: roughly two thirds of what we list in Guardamar is new build, and about seven in ten homes come with a pool, usually communal. New build sets the tone here, so if your budget is tighter, focus on resale.
A typical Guardamar home on our books is a two-bedroom apartment of around 78 m² of built space. Expect a terrace, and often a communal pool and parking.
Budget for purchase costs on top of the price. Resale property in the Valencian Community carries 9% transfer tax (ITP), rising to 11% on the part above €1 million from 1 June 2026. New build is 10% IVA plus 1.4% stamp duty (AJD).
How far is Guardamar from the beach and the airport?
The coastline runs for about 11 kilometres, and the beaches are wide, golden and sandy, with Blue Flag stretches and gentle entry into the water. From the town centre the central beach and promenade are a short walk or a few minutes by car.
Alicante-Elche airport (ALC) is about 24 km away in a straight line, which is roughly 25 to 35 minutes by car on the N-332 and motorway. That is one of the shortest airport runs on the Costa Blanca South.
Región de Murcia airport (RMU, Corvera) is around 51 km away, so allow 45 minutes to an hour. Torrevieja is about 15 minutes south, and buses along the coast road connect the town with Torrevieja and Alicante city.
Is Guardamar del Segura good for golf?
Yes, if you like playing several different courses rather than living on a fairway. Guardamar itself is a beach and forest town, but three courses sit within a short drive inland.
- La Marquesa Golf at Ciudad Quesada, about 6 km away, so usually 10 to 15 minutes.
- La Finca Golf at Algorfa, around 12 km, roughly 15 to 20 minutes.
- Vistabella Golf, about 15 km, around 20 minutes.
Several more courses lie further south towards Orihuela Costa, within half an hour. Buyers who want to walk to a first tee often look at Doña Pepa and the golf urbanisations instead, then use Guardamar for the beach.
Who buys in Guardamar del Segura, and is it good for renting out?
Buyers here are a mix. We see British, Scandinavian, Belgian, Dutch, German and Polish clients, alongside Spanish families from Madrid and Murcia who have holidayed in Guardamar for generations.
It suits people who want a Spanish town with real winter life, walkable services and nature on the doorstep. It suits less well anyone set on a purely international resort bubble or a gated golf estate.
For rentals, the domestic Spanish summer market is strong, because the beaches and pine forest draw families every July and August. Demand is more seasonal than in some resorts, so check the tourist licence position on any specific property before you rely on holiday income.
If you would like a straight answer on a particular street, block or urbanisation, browse the homes above or come and see us at our office in Cabo Roig. We are happy to talk it through.
Frequently asked questions
Is Guardamar del Segura quiet in winter?
It is quieter than in summer, but it does not shut down. The town has a permanent Spanish and international population, so shops, bars, the market and the health centre all keep running through the winter.
Can you live in Guardamar without a car?
In the town centre and the beachside zones, yes, for daily shopping and the beach. If you buy on an inland urbanisation such as El Raso, a car makes life much easier.
Are there international schools nearby?
Guardamar has Spanish state schools in town. Most international families use the private and international schools in the Torrevieja, Rojales and Orihuela Costa area, which are within a 20 to 35 minute drive.
Does Guardamar flood, given the river?
The lower Segura has a history of flood events in heavy autumn storms, and flood defences have been improved over time. Ask us for the flood risk position on any specific address before you make an offer, and factor it into your insurance.
Should I buy new build or resale in Guardamar?
New build dominates our current Guardamar stock and gives you modern insulation, pools and guarantees, but costs more. Resale apartments are the cheaper way in, sometimes closer to the beach, and you can often move in straight away.
How long does a purchase take?
A resale purchase normally completes in about six to ten weeks from reservation, assuming no mortgage complications. A new build depends on the construction stage and can run from a few weeks to two years.
