Where is San Isidro?

San Isidro sits in the Vega Baja del Segura, in the south of Alicante province, in the Valencian Community. Albatera, Catral, Granja de Rocamora and Crevillent are its immediate neighbours.

It is a small municipality of around 11.7 square kilometres, running from the southern slope of the Sierra de Albatera down into the market gardens of the Orihuela plain. The land is flat and low, about 12 metres above sea level, with a low hill called the Cabezo Pardo right beside the built-up area and a good-sized palm grove nearby.

Getting in and out is easy. The town is reached from the N-340 and the A-7 motorway, and from the AP-7, and it has its own station, San Isidro-Albatera-Catral, on the Alicante to Murcia commuter line.

What is it like to live in San Isidro?

It is quiet and local. The population is only around 2,300 people, so this is village life rather than resort life, with the same faces in the shops and bars all year.

San Isidro is young as a town. It grew out of state-backed farming settlement projects in the 1950s and only became a municipality in its own right in 1993, when it was separated from Albatera. The result is a flat, orderly grid of streets rather than an old hill village.

Spanish is the everyday language here, and it is one of the municipalities where Castilian has legally recognised predominance, so you will not have to deal with much Valencian. English is far less common than on the coast, so a little Spanish makes daily life much easier.

Day to day you will find small shops, bars and local services in town. For big supermarkets, weekly markets, banks and more choice of restaurants, most people drive a few minutes to Albatera, Catral, Callosa de Segura or Cox.

How much does property cost in San Isidro?

San Isidro is a small local market, so there is rarely much for sale to international buyers at any one time. That is worth knowing before you set your heart on it: you may need patience, or you may need to look at neighbouring towns too.

What does come up is usually a town house, an older village house to update, or a detached house on a plot on the edge of the built-up area. At the time of writing (September 2026), our stock here is at the larger end: think a five-bedroom detached house of around 300 m² at about €325,000.

As a general rule, inland Vega Baja towns give you far more built space for your money than the coast, but fewer homes have a private pool and new-build schemes are rare. If you buy a resale, budget for 9% transfer tax (ITP) on top of the price, plus legal and registry fees. New build is charged at 10% IVA plus 1.4% stamp duty.

How far is San Isidro from the beach and the airport?

Alicante-Elche airport (ALC) is about 28 km away in a straight line, which is roughly 30 to 35 minutes by car on the motorway. Región de Murcia airport (RMU, Corvera) is around 45 to 55 minutes.

You are inland, so the beach is a drive rather than a walk. The closest sand is at Guardamar del Segura and Santa Pola, both around half an hour by car. Torrevieja and Orihuela Costa, where most of the international resorts sit, are closer to 40 minutes.

The train is a real bonus for a town this size. Services from the local station run through to Murcia and Alicante, with longer-distance connections towards Valencia and Cartagena.

Is San Isidro good for golf?

There is no course in the town itself, but two well-known ones are close. La Finca Golf at Algorfa is about 13 km away in a straight line, so roughly 20 to 25 minutes by road, and Vistabella Golf is a similar distance.

From there, the wider Vega Baja and Orihuela Costa golf belt opens up, with more courses within about 40 minutes. If golf two or three times a week is your main reason for moving, a home closer to the coastal courses may suit you better. If it is a weekly game, San Isidro works fine.

Nearby villages such as Dolores and Rafal offer a similar inland feel with much the same drive times.

Who buys in San Isidro, and can you rent a home out here?

Buyers here are usually looking for space and value rather than sea views. That means people who want a large house with a plot, buyers who plan to live in Spain all year, and those happy to be in a working Spanish town with the beach half an hour away.

It also suits anyone commuting towards Elche, Alicante or Murcia, thanks to the motorways and the train.

Be realistic about holiday letting. San Isidro is not a tourist destination, so short-term holiday demand is low compared with the coast. Long-term letting to local tenants is the more sensible plan, and any tourist rental in the Valencian Community needs the correct licence and registration.

Frequently asked questions

Is English spoken in San Isidro?

Much less than on the coast. This is a Spanish-speaking town where Castilian has legally recognised predominance, so basic Spanish will make shopping, the town hall and medical appointments far easier.

Why are there so few homes for sale in San Isidro?

It is a small municipality of around 2,300 people with little holiday development, so most sales are local and stock is thin. We can let you know when something suitable comes up.

Do houses in San Isidro usually have a private pool?

Not often. Pools are less common than in coastal resorts, though detached houses on plots frequently have room to add one, subject to town hall permission.

Can I manage in San Isidro without a car?

The town centre is flat and compact, and the railway station gives you trains towards Alicante and Murcia. Even so, for the beach, big supermarkets and the airport you will want a car.

Is it hotter inland than on the coast?

Summer afternoons inland generally feel warmer than on the seafront, as you lose some of the sea breeze. Winters are mild, which is one reason inland Vega Baja towns suit year-round living.

What is the postcode for San Isidro?

03349. It is useful to have when you register with the town hall or set up utilities and deliveries.
