Where is Formentera del Segura?
Formentera del Segura is a town and municipality in the province of Alicante, in the Valencian Community. Rojales, Benijófar and Daya Vieja are its closest neighbours, all within a few minutes by car.
It stands near the lower reaches of the River Segura, in flat, fertile farmland. The local economy has long been based on agriculture: citrus, vegetables and cereals.
The municipality also includes the smaller area of Los Palacios. So you get a compact town centre plus quieter pockets of houses and villas on the edges, some with land.
What is it like to live in Formentera del Segura?
It feels Spanish first and foremost. This is a working town of a few thousand people, not a holiday resort, and life turns around the square, the church and the school run.
Everyday needs are covered. There are supermarkets, restaurants, bakeries and a medical centre in the town itself, with bigger shopping in nearby towns such as Rojales and Ciudad Quesada.
The weekly street market is held on Mondays, with fruit, vegetables, olives, clothes and shoes. In the old centre you will find the parish church, rebuilt in the 19th century after an earthquake.
Other things worth knowing:
- Walking and cycling. Paths follow the river and run through the surrounding orange and lemon groves, which makes it easy to get out without driving.
- Fiestas. The town keeps its traditional summer patron saint festivities, with processions, music and fireworks.
- Language. Spanish is the main language day to day. Some English is spoken, but less than in the coastal resorts, so a few words of Spanish go a long way.
- Quiet in winter. Unlike the beach towns, Formentera does not empty out. It is steady all year, which suits full-time residents.
How much does property cost in Formentera del Segura?
At the time of writing (September 2026), our own listings in Formentera del Segura start at around €200,000 and reach about €745,000. The middle of the range sits close to €375,000.
By type, the pattern is clear:
- Townhouses and semi-detached houses: typically around €275,000, with the most affordable from just under €200,000.
- Detached villas: typically around €545,000, rising towards €700,000 plus for the largest plots and newest builds.
- Apartments: a small part of the market here. Formentera is mostly a houses and villas town, so choice is limited.
Homes are generous by Costa Blanca standards. A typical property on our books has four bedrooms and around 214 m² built, and roughly a third come with a private pool.
Most stock is resale rather than new build. On resale, transfer tax (ITP) in the Valencian Community is 9% from 1 June 2026, rising to 11% on the part above €1M. New build is 10% IVA plus 1.4% stamp duty (AJD).
How far is Formentera del Segura from the beach and the airport?
You are inland, so a car is the sensible choice. The nearest sand is at Guardamar del Segura, about a 10 minute drive, with its long dune-backed beaches and pine forest.
Torrevieja, with its marina, shops and hospital, is roughly 20 minutes away. Alicante city and Murcia are both comfortable day trips.
For flights, Alicante-Elche (ALC) is about 27 km in a straight line, which is usually 30 to 40 minutes by car. Región de Murcia airport at Corvera (RMU) is around 75 km away, or roughly 50 minutes to an hour depending on traffic.
Is Formentera del Segura good for golf?
Yes, and that surprises some buyers. Three courses sit within a short drive.
- La Marquesa Golf at Ciudad Quesada is the closest, a little over 3 km away: a flat, walkable course popular with year-round members.
- La Finca Golf at Algorfa is around 5 to 6 km away and is the more testing of the two, set in rolling countryside.
- Vistabella Golf is under 10 km away, giving you a third option without repeating yourself.
Living in Formentera rather than on a golf resort usually means a bigger plot and lower community fees, with tee times still ten minutes from the door. Buyers who want to be inside a golf development often look at Ciudad Quesada as well.
Who buys in Formentera del Segura, and is it good for renting out?
Buyers here tend to want space, quiet and real Spanish surroundings. We see British, Belgian, Dutch, Scandinavian, German and Polish buyers, mostly in three groups: retirees moving over full time, families wanting four bedrooms and a garden for the price of a coastal apartment, and people who already know the area from holidays in Guardamar or Torrevieja.
For holiday letting, be realistic. Formentera is not a beachfront address, so summer demand is softer than in the resorts, and a villa with a pool will always let better than a townhouse without one.
Long-term letting is the stronger story. Demand for family-sized homes near schools and services is steady, and winter is not dead here. Any tourist letting needs the correct regional licence, so check the position on a specific property before you buy.

Frequently asked questions
Is Formentera del Segura at risk of flooding from the river?
The Vega Baga is a low-lying river plain and parts of the region have flooded in the past, most notably in 2019. Risk varies street by street, so ask for the specific plot's situation and check insurance quotes before committing.
Do I need to speak Spanish to live here?
You will manage without it, but life is easier with some basic Spanish. This is a Spanish working town rather than an international resort, so shops and offices are mostly served in Spanish.
Are there schools in the town?
Formentera del Segura has local state schooling for younger children, with more options in neighbouring towns. International and private schools on the Costa Blanca South are usually a 20 to 30 minute drive.
Can I buy a house here with land or a large garden?
Yes. Plots in and around the town are often larger than on coastal urbanisations, and some properties come with useful outside space or a small parcel of land.
Are community fees high?
Many homes here are independent houses and villas with no community at all, or with low fees. That is one of the main financial differences compared with resort and golf developments.
What is the summer heat like inland?
Hot and dry, with less sea breeze than on the coast. Most buyers look for air conditioning, shade and, ideally, a pool.
