Elche (Elx) is a real Spanish city of around 230,000 people, set about 20 km inland from the Mediterranean and roughly 20 km south-west of Alicante city. It is best known for its UNESCO-listed palm grove, its shoe industry and its wide, walkable centre, and the municipality also reaches down to the coast. At the time of writing (September 2026) the homes we list in and around Elche are mostly detached villas and country houses, priced from about €320,000 to just under €1.4 million.

Where is Elche?

Elche sits in the south of Alicante province, on the Vinalopó river, in the Costa Blanca South. Santa Pola and the coast lie a short drive to the east, and Alicante city is a little further north.

It is an inland city with a coastline. The municipality stretches all the way to the sea, taking in long sandy beaches and dune areas south of Alicante airport, plus the quieter southern stretch towards La Marina and El Pinet.

Inland, Elche borders the farmland and hills of the Vinalopó valley. Towns such as Crevillent and Aspe are close by, and the quieter Hondón de las Nieves valley is around half an hour away by car.

Most of the homes we sell here are in the countryside districts (the pedanías and partidas) that ring the city, rather than in the centre itself. That means plots, gardens and privacy, with the city shops a short drive away.

What is it like to live in Elche?

Elche feels Spanish first and touristic second. Shops, banks, dentists, sports clubs and cafés all serve local families, so daily life runs on Spanish hours and, in many places, in Spanish.

The palm grove is the city's signature. The Palmeral around the historic quarter holds more than 200,000 palm trees and was declared a UNESCO World Heritage Site for its Al-Andalus irrigation system, and it also gives the centre real shade and green space. The Misteri d'Elx, a mystery play performed here since the 15th century, was declared a UNESCO Masterpiece of the Oral and Intangible Heritage of Humanity in 2001.

Practically, the city is well equipped. There are two large public hospitals, a private hospital and several clinics, along with a big commercial centre, a weekly street market and a university campus on the edge of town.

Honest note: if you want a large English-speaking community on your doorstep, Elche is not that place. The foreign community is small and some Spanish makes life much easier. Many buyers see that as the whole point.

How much does property cost in Elche?

Elche is a villa market rather than an apartment market, at least in the homes we handle. At the time of writing (September 2026):

These are family-sized homes. A typical property here has around five bedrooms and about 285 m² built, and roughly six in ten come with a private pool. Almost everything is resale; new build is the exception.

Buying costs are worth budgeting for. On a resale home in the Valencian Community, transfer tax (ITP) is 9% (11% on the part above €1M from 1 June 2026). On a new build it is 10% IVA plus 1.4% stamp duty (AJD). Notary, land registry and legal fees come on top.

One thing to check carefully with country homes: the legal status of the plot, the water supply and whether any extensions were registered. We go through this with you before you commit.

How far is Elche from the beach and the airport?

Alicante-Elche airport is very close. It is about 13 km from the city in a straight line, which is roughly 15 to 25 minutes by car depending on where you start. That is one of the shortest airport runs anywhere on the Costa Blanca.

Región de Murcia airport at Corvera is around 63 km away in a straight line, so allow about 50 to 70 minutes by road.

For the beach, the coast is around 20 km from the centre, so most homes here are 20 to 30 minutes from sand. Elche's own beaches are long and sandy with dunes behind them, and Santa Pola harbour, with boats out to Tabarca island, is a similar distance.

The city is also well connected by rail and motorway, which makes trips to Alicante, Murcia and Valencia straightforward without flying.

What are the schools and healthcare like in Elche?

This is one of Elche's strongest cards for families. The city is home to the bilingual Laude Newton College and to La Devesa, a private Cambridge International school. Newton College combines British and International Baccalaureate programmes.

State and semi-private (concertado) schools are plentiful too, and bilingual Spanish-English programmes are common. Elche also has the Miguel Hernández University, which keeps a young population in the city.

On health, Elche has both public and private facilities, including the Hospital General Universitario de Elche, with more specialised care available in Alicante. For year-round living, that combination of schools, hospitals and short airport transfers matters more than a sea view for many buyers.

Who buys in Elche, and does it rent well?

Buyers here tend to be different from the typical resort buyer. We see families relocating full time, often for the international schools or for work in Alicante or Elche itself, and Northern European buyers who want space: a plot, a pool and a quiet setting rather than a community apartment.

It also suits people who already know the coast and want better value per square metre, plus Spanish buyers trading up from the city centre.

On renting out: Elche is a weaker holiday-let market than the coastal resorts, because most visitors here come for a day trip or a city break. Long-term and mid-term letting is the more realistic route, helped by students, teachers and professionals. Note that tourist lets in the Valencian Community need a licence and community consent, so check the position on any specific property before you count on holiday income.

Golf near Elche

There is no golf course inside the immediate area, so golf is a drive rather than a walk. Several courses lie within roughly 20 to 40 minutes, towards Alicante and the inland Vinalopó towns.

Frequently asked questions

Is Elche a good place to live if I do not speak Spanish?

It is workable but harder than the coastal resorts. Most day-to-day services operate in Spanish, so a basic level of the language makes a real difference, and many buyers take lessons in their first year.

Are there apartments for sale in Elche, or only villas?

The city itself has plenty of apartments, but the homes we list in Elche are almost all detached villas and country houses on their own plots. If you want an apartment near the sea, the coastal areas we cover are usually a better fit.

What is the weather like in Elche compared with the coast?

It is a little warmer in summer and slightly cooler on winter nights than the beachfront, because it sits inland. Rainfall is low and the sunshine is much the same as the rest of the Costa Blanca South.

Can I get a mortgage in Spain as a non-resident buyer?

Yes. Spanish banks typically lend non-residents up to around 60 to 70% of the purchase price, so plan for a deposit plus purchase costs on top. We can point you to lenders and brokers who work with international buyers.

Are country properties around Elche connected to mains services?

Some are, some rely on wells, tanks or septic systems. Always check the water, electricity and drainage arrangements, plus the planning status of the plot, before making an offer.

How long does a purchase take in Elche?

A straightforward resale usually completes in six to ten weeks from the reservation. Rural homes can take longer if paperwork on boundaries or registrations needs sorting first.
