Where is Algorfa?
Algorfa lies inland in the Vega Baja del Segura, in the south of Alicante province. It sits beside the River Segura and is surrounded by citrus groves, with hills behind the town and views down towards the coast.
It is a genuine Spanish town of roughly 4,000 residents, not a purpose-built resort. Almoradí is about 5 km to the north and Benijófar about 3.5 km away, so bigger shops, banks and services are a few minutes' drive.
International buyers usually choose between two settings here: the town itself, or La Finca Golf, the golf and hotel resort just outside it. The AP-7 motorway junction for Algorfa makes both easy to reach.
What is it like to live in Algorfa?
Quiet, green and slow in the best sense. The town square is the social centre, with bars, cafés, restaurants and small shops, and there is a weekly street market on Wednesdays for fruit, vegetables and everyday goods.
Life here is more Spanish than in the coastal resorts. You will hear Spanish in the bakery and the bar, but there is a long-standing northern European community too, so English is widely understood in the golf resort and in many businesses.
A car is close to essential. Nothing is far, but the beach, the hospital services and the big supermarkets are all a short drive rather than a walk.
Things to do nearby include walking and cycling through the orange groves, the La Pedrera reservoir area for trails and open countryside, and the coastal towns for beaches and restaurants. Winter is calmer than the coast: some businesses quieten down, though the golf resort stays busy because winter is peak golf season.
How much does property cost in Algorfa?
At the time of writing (September 2026), our Algorfa listings span a wide range, because the town and the golf resort are two different markets.
- Apartments and bungalows: typically €160,000 to €250,000, with a median around €210,000.
- Townhouses: usually €220,000 to €260,000.
- Detached villas: commonly €450,000 to €750,000, with a median close to €600,000.
- Large and luxury villas: up to around €2,000,000 for the biggest golf-side homes.
The overall median across our Algorfa homes is around €479,000, which tells you how villa-heavy this market is. A typical property we list here has three bedrooms and about 117 m² built.
Two other numbers are worth knowing. Roughly half of our Algorfa listings are new build, so off-plan and key-ready developments are a real option, not an afterthought. And about four in five homes have a pool, private or communal.
On costs: resale purchases in the Valencian Community carry 9% transfer tax (ITP), rising to 11% on the part above €1M from 1 June 2026. New build is 10% IVA plus 1.4% stamp duty (AJD). Budget legal and notary fees on top.
Is Algorfa good for golf?
Yes, and this is the main reason many buyers look here. La Finca Golf is about a kilometre from the town: an 18-hole, par 72 course designed by the Spanish architect Pepe Gancedo and opened in the early 2000s.
It is known for wide fairways and unusual, individual greens, including a square green at the 7th and a deep, round green at the 14th. Water features on the middle holes add both looks and difficulty. For the 2026 season, architect Tim Lobb reworked tee shots and bunkering on holes 2 and 11.
The course sits inside a resort with a five-star hotel, spa, clubhouse, practice facilities and several restaurants, which makes it a year-round hub rather than just somewhere to play.
Three more courses are within a short drive: Vistabella Golf at roughly 4 km, La Marquesa at Ciudad Quesada at about 6 km, and Villamartín around 15 km away. Few inland spots on the Costa Blanca South give you this much golf within 15 minutes.
How far is Algorfa from the beach and the airport?
Algorfa is not on the coast, so the beach is a drive. The sandy beaches and pine forests of Guardamar del Segura are usually 15 to 20 minutes by car, and Torrevieja and La Mata roughly 20 to 30 minutes depending on traffic.
For flights, Alicante-Elche (ALC) is about 31 km in a straight line, which in practice means around 35 to 45 minutes by car. Región de Murcia (RMU, Corvera) is around 42 km straight line, so roughly 45 to 55 minutes.
Two airports within an hour is one of the practical strengths of this part of the Vega Baja, particularly for owners flying in and out several times a year.
Who buys in Algorfa, and does it rent well?
Buyers here tend to fall into three groups. Golfers who want to live beside a course they actually rate. Retirees and semi-retired couples who prefer a Spanish town with real shops and neighbours to a holiday strip. And families or remote workers who want a larger villa and garden for the money they would spend on a coastal apartment.
Most are British, Scandinavian, Belgian, Dutch, German and Polish, with a solid Spanish population in the town itself.
On rentals: Algorfa is a golf-season rental market rather than a July-and-August beach one. Demand is strongest from autumn to spring, when northern Europeans come for the weather and the courses, and homes near La Finca with a pool and three bedrooms let most easily. Expect steadier winter bookings but less of a summer peak than the coast. Always check the licence position and community rules before you count on holiday letting.
Nearby Formentera del Segura is worth a look too if you like this inland style of living. If you would like an honest view on any Algorfa home, our office is in Cabo Roig and we are happy to talk it through, or you can simply browse the properties listed above.
Frequently asked questions
Do I need a car to live in Algorfa?
Realistically yes. The town covers daily basics, but the beach, larger supermarkets and hospital services all need a short drive, and public transport inland is limited.
Is Algorfa too quiet in winter?
It is calmer than the coast, and some places reduce their hours. That said, winter is the busiest golf season at La Finca, so the resort side of Algorfa stays lively from October to April.
Are there community fees on La Finca Golf properties?
Most homes on the resort and on gated communities pay a community fee covering gardens, pools and upkeep. The amount varies a lot by development, so ask us for the exact figure on any property you like.
Can I buy a villa in Algorfa for under €400,000?
Sometimes, usually an older resale villa or a smaller plot. At the time of writing (September 2026), most detached villas in our Algorfa listings start around €450,000.
Is Algorfa better value than the coast?
Generally you get more built space, more plot and more often a private pool for the same money than in beachside areas like La Zenia or Cabo Roig. The trade-off is that you drive to the sea.
What is there for children and schools?
Algorfa has local Spanish state schooling, and international and bilingual schools serving the Orihuela Costa and Vega Baja area are within driving distance. We can point you to current options based on where you are looking.
