Where is Daya Nueva?

Daya Nueva sits on the flat farmland of the lower Segura valley, in the south of Alicante province. It is a municipality in the comarca of Vega Baja del Segura, in the Valencian Community.

It is a genuinely small place. The municipality covers about 7.1 square kilometres, sits only around 5 metres above sea level, and had a registered population of 1,885 at the start of 2025.

Its neighbours are all within a few minutes' drive: Daya Vieja, Dolores, Formentera del Segura and San Fulgencio. Daya Vieja shares borders with Daya Nueva, Dolores, Formentera del Segura and San Fulgencio.

What is it like to live in Daya Nueva?

Quiet, flat and rural. The village is surrounded by orange and lemon groves, and daily life runs at a Spanish village pace rather than a resort one.

For a village of under 2,000 people it covers the basics well. There is a supermarket, several shops, a butcher, a bank, a hairdresser, a doctor, a chemist, the church, a school, a garage, bars and restaurants, and almost everything is on the level, which matters if you plan to walk rather than drive. A small weekly market of around a dozen stalls is held on Tuesday mornings near the town hall, and there is a municipal pool and green spaces with benches around the newer edges of the village.

For bigger shops you go to the neighbouring towns. Almoradí is only a couple of kilometres away, with major supermarkets, plenty of shops and a large Saturday market selling local produce. Our Almoradí guide covers that town in more detail.

Healthcare is organised through the Orihuela health department. Daya Nueva has its own local surgery within that network, with the district hospital, Hospital Vega Baja on the Orihuela to Almoradí road, a short drive away.

Do expect Spanish to be the main language in the shops and bars, and expect fiesta weeks to be loud and busy. That is part of the appeal for most of our buyers here.

How much does property cost in Daya Nueva?

Prices below come from our own listings at the time of writing (September 2026), rounded. They are asking prices, not sold prices.

Two things stand out about the stock here. Around two thirds of what we list is new build, and more than nine in ten homes have a pool, usually private. A typical Daya Nueva home in our books has three bedrooms and about 99 m² of built space on one level, which suits buyers who want no stairs.

Compared with the coast, you are paying less per square metre and getting more plot. Compared with nearby villages such as Benijófar, Daya Nueva is smaller and more agricultural, with fewer bars and restaurants but more open countryside.

On buying costs: resale purchases in the Valencian Community carry transfer tax (ITP) of 9%, rising to 11% on the part above €1M from 1 June 2026. New build is 10% IVA plus 1.4% stamp duty (AJD).

How far is Daya Nueva from the beach and the airport?

Daya Nueva is inland, so the beach is a drive rather than a walk. The sandy beaches at Guardamar del Segura and La Marina are around 13 km away, roughly 10 to 15 minutes by car.

For airports, reckon on:

A car is close to essential. There is no train station in the village, though buses link it to surrounding towns.

Is Daya Nueva good for golf?

Yes, for a village this size the choice is good. Three courses sit within about 10 km in a straight line, so 10 to 20 minutes on the road.

Several more courses on the Orihuela Costa and around Torrevieja are within half an hour, so a golf-focused week is easy to fill without moving hotel or house.

Who buys in Daya Nueva, and does it rent out well?

Our buyers here fall into three groups: retirees who want a quiet, flat village with a pool; couples moving permanently who want space for their money; and holiday-home buyers who prefer a real Spanish town to a resort. The village has a growing international community, particularly retirees from the UK and northern Europe. It is small enough to get to know people but large enough to keep your privacy, with a balanced Spanish and international mix that shows at fiesta time.

For letting, be realistic. Daya Nueva is not a beachfront rental market, so peak-season demand is mainly golfers, families and winter long-stay tenants who want a pool, air conditioning and easy parking. Long winter lets of three to six months tend to be the steadier earner, and any short-term holiday letting needs a Valencian tourist licence, so always check the position on a specific property before you buy.

If you would like an honest view on a particular street, plot or development here, browse the homes above or call in to our office in Cabo Roig. We are always happy to talk it through.

Frequently asked questions

Is Daya Nueva too quiet in winter?

It stays open year round because most residents live here permanently, so the shops, bars and market keep going through winter. It is quiet by nature, though, so if you want evening choice you will drive to Almoradí, Guardamar or the coast.

Do I need to speak Spanish to live in Daya Nueva?

It helps a lot. English is spoken by some businesses and by many international residents, but this is a Spanish village first, and day to day life is easier with basic Spanish.

Is the land here low-lying, and should I ask about flooding?

Yes, the Vega Baja is a flat river plain and the village sits only a few metres above sea level. Always ask about the flood history of the specific plot and about insurance cover before you commit; we will tell you what we know.

Are there schools nearby for children?

The village has its own school for younger children, and larger secondary and private international schools are found in nearby towns and on the coast. We can point you to the current options for your child's age.

Do most homes in Daya Nueva have a private pool?

In our current listings, more than nine out of ten do, and most of those pools are private rather than communal. Detached villas here usually come with their own plot and pool.

Can I get a mortgage on a Daya Nueva property as a non-resident?

Spanish banks generally lend non-residents up to around 70% of the valuation, subject to income checks. Village and rural properties are valued individually, so get a mortgage in principle before you make an offer.
