Where is Hondon de las Nieves?
Hondon de las Nieves is an inland town on the western side of the Costa Blanca South, in Alicante province. It lies in a small valley in the Medio Vinalopo district, around 35 km from the city of Alicante, at 367 metres above sea level, and the municipality covers about 69 km².
The valley is framed by the Sierra de Crevillente to the south and the Sierra de l'Algaiat to the north, with almond trees, olive trees and vines in between. As well as the main town, the municipality includes the districts of La Canalosa and El Rebalso and the La Montanosa urbanisation.
Its close neighbour is the separate village of Hondon de los Frailes, and together they are usually called the Hondon Valley. The nearest cities are Elche to the south east and Crevillent, about 20 minutes away by car.
If you are weighing up other inland options, it is worth comparing with Aspe and its country districts, Novelda and Crevillent.
What is it like to live in Hondon de las Nieves?
It is rural, quiet and genuinely Spanish. The population is around 2,500, and the setting is agricultural, ringed by mountains and vineyards. Farming still drives the local economy, mainly vines, almonds and olives, and the area is known for its wine.
The centre has a pedestrian area around the Plaza de la Villa, overlooked by the town hall with its clock tower and buildings in traditional style.
Day to day shopping is local rather than commercial. There are shops, restaurants and a medical centre in the town, and several small but well stocked supermarkets. For a big supermarket run, a retail park or a hospital, most residents drive to Elche or Alicante.
Families and healthcare
The municipality has an infant and primary school, CEIP Nuestra Senora de las Nieves, plus medical surgeries in the town centre and in La Canalosa. Secondary school and private international schooling mean travelling out of the valley.
Climate and the honest downsides
The climate is Mediterranean, with summer highs above 30C, mild winters averaging around 15C, and more than 300 sunny days a year. Inland summers feel hotter and drier than on the coast, and winter nights are cooler.
You will need a car here. There is no beach, no big nightlife and limited public transport, and most social life revolves around the villages, the bars and the fiestas.
How much does property cost in Hondon de las Nieves?
At the time of writing (September 2026), homes we are selling in Hondon de las Nieves start at around €175,000 and run up to around €465,000, with a median of about €300,000.
- Apartments and townhouse-style homes: typically around €255,000
- Villas: typically around €410,000
- Typical size: three bedrooms and about 108 m² built
- Around two thirds of the homes we list here come with a pool
One important point of context: almost all of our stock in this area is new build, which lifts the figures above. The valley also has older village houses, resale villas and country fincas needing work, and those can be considerably cheaper. Ask us and we will tell you honestly what is available in each bracket.
On buying costs, resale purchases in the Valencian Community carry transfer tax (ITP) of 9%, rising to 11% on the part above €1M from 1 June 2026. New build is 10% IVA plus 1.4% stamp duty (AJD).
How far is Hondon de las Nieves from the beach, the airport and golf?
Alicante-Elche airport (ALC) is about 27 km away in a straight line, which is roughly 30 to 40 minutes by car. Region de Murcia airport (RMU, Corvera) is about 60 km away, so allow around 50 to 60 minutes.
The nearest Costa Blanca beaches are not on the doorstep. Local sources put the coast at roughly 35 to 40 km from the valley, which in practice is about 40 minutes of easy driving. Elche and Alicante city are both about half an hour away for shopping, culture and hospitals.
Is there golf nearby?
There is no golf course in the municipality itself. Local property listings put the nearest course around 16 km away, so about 20 minutes by car, with more choice towards Elche and Alicante. If golf on the doorstep matters most to you, a coastal or golf-resort location will suit you better.
The valley is better known for walking and cycling. Routes run through almond groves and pine forest, and the quiet rural roads are popular with cyclists of all levels.
Who buys in Hondon de las Nieves?
Buyers here are usually looking for space, quiet and value rather than sea views. Northern Europeans have been moving into the Hondon villages for years, drawn by larger plots and lower prices than you find near the coast.
In practice, we see three main groups:
- Retirees and semi-retired couples who want a detached home with a pool and outdoor space at a price the coast cannot match
- Remote workers and younger families who value the schools, the safety and the countryside, and do not mind driving
- Second-home owners who use the valley as a quiet base and drive to the beach when they want it
The local state schools have a good reputation, with small classes, and a notable share of international pupils, many of them British. Spanish is the language of daily life, which most residents see as part of the appeal.
If you like the inland idea but want to be nearer the motorway or the coast, look also at Albatera and Elche.
Is Hondon de las Nieves a good place to rent out?
Be realistic. This is not a short-let holiday market in the way that a beachfront apartment is. Without a beach, summer demand is thinner and more weather dependent.
What does work is longer stays. Walkers, cyclists, winter-sun visitors and people trying out inland life before buying all look for homes here, especially properties with a private pool, good heating and fast internet. Long-term lets to local and international residents are steady, if not spectacular.
Our honest advice: buy here because you want to live in it or use it yourself, and treat any rental income as a bonus rather than the reason for the purchase.
If you would like to talk it through, our office is in Cabo Roig and we are happy to answer questions with no pressure. Have a look at the homes listed above, and get in touch whenever you are ready.

It varies a great deal, especially with country homes, where water, electricity and internet supply can differ from plot to plot. We check the position on every property before you commit, so always ask.
Can I still find a cheap village house or finca in the valley?
Yes, older village houses and fincas needing renovation come up regularly and sit below the figures in this guide. Most of the homes we list here are new build, so tell us if you want resale and we will look for you.
