Pinoso, or El Pinós in Valencian, is a working country town in inland Alicante, right on the edge of the Region of Murcia. It sits around 450 metres above sea level among vineyards, almond groves and marble quarries, about 45 minutes to an hour by car from Alicante airport and the coast. At the time of writing (September 2026) our Pinoso homes run from roughly €175,000 for a town or village house up to just under €900,000 for a large country villa, with most villas sitting around €400,000 to €450,000.

Where is Pinoso?

Pinoso is in the west of Alicante province, in the Medio Vinalopó district. Novelda, Monóvar, Elda and Yecla are all short drives away, and the town is the first you reach when you leave the Region of Murcia.

The setting is farmland and low mountains. Vineyards, olive groves and almond orchards on pale limestone soil, with the Sierra del Carche and Sierra de Salinas on the horizon.

The town was granted its independence from Monóvar in 1826, and its clock tower, built in the late 1800s, is still its best known landmark. The church of San Pedro Apóstol sits in the old centre.

If you like this style of inland living, it is worth also looking at Hondón de las Nieves and the countryside around Aspe, which are closer to the coast but similar in feel.

What is it like to live in Pinoso?

Pinoso is a real Spanish town with real jobs, not a resort. Its economy rests on wine, marble and rock salt. The Monte Coto quarries produce the cream-ivory marble the area is known for, and the salt mountain has been worked for centuries.

Wine matters here. The local cooperative winery dates from 1932 and the dominant grape is Monastrell, used for full red wines and the sweet Fondillón.

Life is quiet and seasonal. There are bars, restaurants, a sports centre with outdoor pools and tennis courts, and walking, cycling and horse riding routes straight from the door.

The climate is drier and more continental than the coast. Summer days of about 30 to 35 degrees with low humidity, and winter days often 12 to 18 degrees with cold nights and plenty of sun. If you feel the cold, buy a house with proper heating.

Around the town sit a ring of hamlets, each with its own character and often its own bar: Rodriguillo, Las Encebras, Paredón and others. The town's main fiestas fall in the first ten days of August.

How much does property cost in Pinoso?

A typical Pinoso home on our books has four bedrooms and around 209 m² built, which is far more space than the same money buys on the coast. Roughly a quarter of what we list is new build, and roughly a quarter has a private pool.

On buying costs: resale purchases in the Valencian Community carry ITP transfer tax of 9% (11% on the part above €1M from 1 June 2026). New build is 10% IVA plus 1.4% stamp duty (AJD).

How far is Pinoso from the beach and the airport?

You are inland, so the sea is a day trip rather than a stroll. Plan on around an hour by car to the nearest Costa Blanca beaches, such as Santa Pola or Alicante city.

A car is essential in Pinoso. There are local bus links, but they are built around school and work hours, not around shopping trips or airport runs.

What shops, schools and healthcare does Pinoso have?

For its size, Pinoso is well served. There are several supermarkets, greengrocers, bakeries, butchers, a fishmonger, clothes and sports shops, pharmacies and a number of dental practices, some of which work in English.

There is a weekly market on Saturday in town, and nearby villages hold their own, including a Sunday market in Algueña.

Healthcare starts with the town's health centre for day to day appointments, with the district hospital in Elda for anything more serious. Many residents also use private clinics in Elda, Monóvar or Yecla.

For families, local state schools have a good reputation and are a genuine option if you want your children to learn Spanish and settle in properly. The nearest international schools are in Elche and Alicante, so allow for a longer school run if that is your plan.

Who buys in Pinoso, and is it a good place to rent out?

Pinoso attracts buyers who want space, privacy and value rather than a sea view. British, Dutch, Belgian, German and Scandinavian buyers all live here, alongside Spanish families, and there is a long established international community without the area losing its Spanish character.

On rentals, be realistic. This is not a high season beach market, so holiday demand is steadier and smaller: walkers, cyclists, wine visitors and people trying inland life before they buy. Long term lets to residents are often the more reliable route, and a pool and good heating both widen your audience.

Buyers who want more rental turnover usually compare Pinoso with towns closer to the motorway such as Crevillent or Albatera.

Is Pinoso in Alicante or in Murcia?

Pinoso is in the province of Alicante, in the Valencian Community, but it sits on the border with the Region of Murcia. That means Valencian Community taxes and rules apply, while Murcia city and its airport are still easy to reach.

Do country properties near Pinoso have mains water and electricity?

Many do, but not all. Rural homes can rely on water deposits, wells or solar systems, so always ask us to confirm the exact connections and legal status of a property before you make an offer.

Are there golf courses near Pinoso?

There is no golf course in Pinoso itself. Golfers usually drive towards Elche, Alicante or the coast, which is realistic for a weekly round but not for playing every morning.

Can you manage in Pinoso without speaking Spanish?

You can get by, as some shops, clinics and bars are used to international residents. That said, this is a Spanish-speaking town and a little Spanish will make daily life and paperwork far easier.

Is Pinoso cold in winter?

It is cooler than the coast because of the altitude, with sunny days and genuinely cold nights in January and February. Look for good insulation, double glazing and a proper heat source such as a log burner or air conditioning with a heat pump.
