Where is Orihuela?
Orihuela sits in the Vega Baja del Segura valley, in the south of Alicante province, close to the border with Murcia. It lies in the south of the Alicante province within the Vega Baja del Segura region and has a long history going back millennia.
The municipality is unusually large. It stretches all the way to the coast, where Orihuela Costa has beaches and resorts such as Playa Flamenca and Cabo Roig, around 20 km from the city centre.
Most homes we list under Orihuela are inland: the countryside around the city, the villages of the valley, and the golf communities between the city and the sea. Typically they are around 7 km from the water. Neighbouring areas worth comparing include San Miguel de Salinas and Bigastro.
What is it like to live in Orihuela?
This is a working Spanish city, not a resort. Shops, banks, schools and offices serve local families all year, so life carries on in January just as it does in July.
The old quarter is the heart of it. Orihuela was the episcopal seat of Alicante province for almost four centuries, and its traditions and artistic heritage still reflect that. The cathedral was built in the 14th and 15th centuries on the site of a former mosque, and you can trace four architectural styles in it, from Gothic through to Baroque.
On the edge of the city is the palm grove. It is the second largest in Europe, after Elche. Dating from Moorish times, it holds thousands of date palms and gives a shaded, quiet walk close to the centre.
Practical things matter more than monuments when you live somewhere. A few useful points:
- Markets: Orihuela and its coastal urbanisations hold weekly street markets on every day of the week, from fresh produce grown in the surrounding valley to clothing and handicrafts. The big city market is on Tuesday at Los Huertos, with Playa Flamenca on Saturday and Campoamor on Thursday down on the coast.
- Healthcare: Hospital Vega Baja is the public hospital for the area, about ten kilometres outside the city near San Bartolomé, with an A&E department and outpatient clinics. It is backed up by health centres and local surgeries across the Vega Baja.
- Trains: Renfe services run between Alicante and Orihuela with reasonable frequency, with connections towards Murcia, and the train works well for the city centre.
- Shopping: The Ociopia shopping centre brings high street names, and the Pinar de Bonanza to the south is a pine park with marked walking and cycling trails.
Spanish is the everyday language here, far more so than on the coast. Many buyers see that as part of the appeal.
How much does property cost in Orihuela?
All figures below come from our own listings at the time of writing (September 2026). Orihuela covers a wide range, from small apartments in the city to large country houses with land.
- Apartments: typically around €275,000, with the least expensive from about €130,000.
- Duplex and townhouse homes: commonly in the €250,000 to €300,000 range.
- Houses and semi-detached homes: often around €375,000.
- Villas: typically around €650,000, with golf-resort and luxury villas reaching €1 million and above.
- Country houses and fincas: typically around €750,000, reflecting plot size and land.
The middle of the market sits near €450,000, higher than most coastal areas because villas and country homes outnumber apartments here. A typical home is three bedrooms and about 140 m² built. Roughly two in three have a pool, and around four in ten are new build.
Buying costs: resale purchases in the Valencian Community carry 9% transfer tax (ITP), rising to 11% on the part above €1 million from 1 June 2026. New builds are 10% IVA plus 1.4% stamp duty (AJD).
Is Orihuela good for golf?
Yes, and that is one of the main reasons buyers look here. Eight courses sit within about 15 km, most of them a 10 to 25 minute drive.
The closest is Vistabella Golf, a few minutes from the countryside south of the city. Las Colinas Golf & Country Club is the most exclusive address in the municipality, a low-density resort set in a valley of its own.
Also within easy reach: La Finca Golf at Algorfa, Real Club de Golf Campoamor, Villamartín, Las Ramblas, Lo Romero and La Marquesa at Ciudad Quesada. If golf is your priority, living inland here gives you more choice than almost anywhere else on the Costa Blanca South.
How far is Orihuela from the beach and the airport?
The beaches of Orihuela Costa, including Playa Flamenca, La Zenia and Cabo Roig, are around 20 to 30 minutes by car from the city, and closer from the golf areas in between. Guardamar and the dunes to the north are a similar drive.
For airports, both of the region's options are practical:
- Región de Murcia (RMU, Corvera): around 30 to 40 minutes by car.
- Alicante-Elche (ALC): around 45 to 55 minutes by car, with more flights and more airlines.
A car is close to essential inland. Public transport to the coast is limited, so do not plan on buses for daily trips to the beach.
Who buys in Orihuela, and is it a good place to rent out?
Buyers here tend to fall into three groups. Golfers and year-round residents who want space and value; families and remote workers who like having a real town, schools and a hospital nearby; and buyers looking for country houses with land, which are hard to find on the coast.
British, Belgian, Dutch, Scandinavian, German and Polish buyers all feature, along with Spanish families in the city itself. Those who want to be nearer the sea often compare inland Orihuela with Perla del Mar or the hillside urbanisations above San Miguel de Salinas.
For letting, the golf resorts and homes with private pools do best, and the season stretches well beyond summer because golfers come in spring and autumn. Homes in the city centre suit long-term tenants more than holiday guests. Always check the tourist licence position before you buy for rental.

Frequently asked questions
Is Orihuela the same as Orihuela Costa?
No. Orihuela is the inland historic city, while Orihuela Costa is the coastal part of the same municipality, about 20 km away. They share a town hall but feel completely different.
Can I manage in Orihuela without speaking Spanish?
You will get by in shops and restaurants, but daily life inland is in Spanish. Even basic lessons make a real difference, and many buyers find that a plus rather than a problem.
Are there international schools near Orihuela?
There are several international and bilingual schools in the wider Vega Baja and Orihuela Costa area, most within a 20 to 30 minute drive. We can point you to the options that fit your child's age and curriculum.
Do homes in Orihuela hold their value?
Inland prices have risen more slowly than on the coast, which tends to mean steadier values and better value per square metre. Golf resort homes and well-built villas with pools hold up best.
How hot does it get inland compared with the coast?
Summer afternoons inland are noticeably hotter than by the sea, because there is less sea breeze. Air conditioning and shade matter, and most homes we list have both.
Can I buy a country house with land here?
Yes, and Orihuela is one of the better places on the Costa Blanca South for it. Prices are typically around €750,000, and legal checks on rural land and building permissions are essential before you commit.
